Certifying of Quorum & Call to Order:
At 4:09 PM on March 26, 2015, Dan Creedon called the meeting to order and roll was taken:

• Lorri Hill, Royale Management

Lorri Hill, Royale Management, began to record the minutes.

The notice of Recurring Board meeting was posted on 11/12/2014 by Royale Management.

Motion made by Barb McCall to waive the reading of the 3/12/2015 Minutes and approve.  Seconded by Tom Cassidy. All in Favor: Dan Creedon, Barb McCall, Dennis Rosenfeld, Sharon Dowling, Barb Ellis, Tom Cassidy.  All Opposed: None.
 
Officer Reports:

• Sharon Dowling has been going over the concrete budget with management. There were some buckets that will not use the full amount that was included in the actual numbers.  5 reinstalls-credit 12 units: ½ of each install for SGD, per Dan. 401/301 tracks, will not be billing for this change order.

Construction Updates:

• Final Inspection for units 301/401 is scheduled for tomorrow 3/27/2015, then permits will be closed out.
• North stair tower painting will be completed next week then will start on walls of catwalks.
• Cementicious waterproofing on edge of catwalks will start soon. Then the edges will be painted cuppola yellow.  Exterior doors will be cleaned, not painted.  Owners will be notified if
  their door needs to be painted, that is the owners responsibility. Screen enclosures on west elevation is on schedule (8-10 weeks). Re-fabrication is in process. Restore will re-sbumit railing glass measurements to TRC by 3/27, TRC will review and approve by 4/2/15.
• Soffits painted by end of next week

• Monday: tile company will be measuring to give a proposal to install tile on cat walks.
• Pierre joined the meeting at 4:26 PM
• Dock April 1, trailer @ car wash end car wash will remain open
• If tile is installed to the edges, railings will have to be installed after the tile
• Line of Credit was closed. We did not use anything so if we want to re-open, we would need to reapply.
• Update on units in collections
