Board Meeting Minutes

June 16, 2025

Certifying of Quorum & Call to Order
President, Sharon Dowling called the meeting to order at 5:01 PM, quorum present.

Management Present

Bonita Vandall, LCAM, CMCA, AMS, CBA, PCAM from The Wright Community Management, LLC. was not present due to illness. Other unit owners in the room and zoom meeting were present.

Proof of Notice of Meeting

The Notice and Agenda was confirmed by email to all owners and placed on the bulletin board.

By proper motion by Joe Dembek, seconded by Peter Tedone, the meeting minutes of 5/19/25 were unanimously approved as presented.

Management Report

No management report due to Bonita Vandall being ill. Joe Dembek reported that the south skylight appeared to be leaking and the light bulbs were burning out very fast in the stairways. Sharon Dowling discussed the light bulb issue with Bluewater Electric who said the heat was causing issues with bulbs and suggested another brand of bulb to try. Sharon Dowling addressed a system transition from Juda Eksew’s proprietary accounting system to a new platform effective July 1st, which will affect payment and account viewing processes.

Financial Report

Financial matters were discussed with the organization reported to be in good standing despite some accounting discrepancies.

Old Business

New Canopy for over Generator Door

Sharon Dowling reported that we are still waiting for the canopy to be installed.

New Canopy for Garage Parking

The canopy will be ordered later to match the other canopies and installation is planned for November 2025.

Aloha Side Discussion

Sharon Dowling presented a quote from Emerald Landscaping for removing the bushes up to the garage for $2950 and replacing the area with Japanese blueberry bushes for an additional $2950. A previous quote from Natural Greenscapes was double the price. The proposed Japanese blueberry bush does not drop berries, and it is suitable for hedging and is hardy. The group discussed concerns about the existing Ficus tree root system and the need to address the wind tunnel effect. Peter Tedone suggested a fence as a potential solution, though previous fence quotes were around $12,000 and would need reviewed for city approval. Management will continue to reach out to the Aloha Condominium to discuss the proposed improvement and to inquire if the Aloha would assist in financing the improvement. It was stated that a solid fence install would need to taper off at the front entrance for traffic vision and at the rear water edge according to code.

Elevator Cab Termite Treatment

The elevator cab was fogged for termites but we are still seeing some activity. Pest Depot will return and retreat this week. Joe Dembek will assist Sharon Dowling in opening up the elevator for servicing.

Elevator Cab Replacement

Sharon discussed the need to replace the elevator cab due to termite damage and rotting wood, which has caused operating issues with the elevator in the past. Sharon expressed frustration with the current elevator company, TK Elevator, and our contract with them expires in April of 2026. The cab replacement is tentatively planned for the summer/fall of 2026.

Elevator Service Company Replacement

Southwest Elevator is looking like a good fit for Riverside Terrace as the replacement for TK Elevator and they were recommended by the elevator consultant we hired. Right now, the plan is to wait to do the cab replacement until Southwest Elevator can handle both the maintenance and the cab replacement work.

Catwalk Cleanup after Painting Project

The compressor used for the oil painting of the stairway doors, leaked oil onto the catwalk tiles. Marg Todd had found that Dawn Power Wash worked on cleaning the oil spots. Sharon Dowling cleaned 1-1/2 floors and Joe Dembek cleaned the rest. Thanks to Joe Dembek for cleaning the catwalks.

New Business

Cast Iron Pipelining

Sharon Dowling provided an update on the building’s pipes. Cast iron pipes have a life of approximately 60 years. The sewer pipe under the driveway was replaced in the spring of 2023 and the sewer pipes under the garage were lined in June of 2023. She expressed satisfaction with the work done by Pipelining Technologies, noting that they use more advanced technology that goes into fittings and have taken steps to improve the industry’s practices.

Pipelining technologies provided us a quote for pipelining the 35 pipes on the roof which comes in at a cost of $400k. In discussions with Pipelining Technologies, they were surprised that our SIRS Reserve Study did not include a category for cast iron pipes. The board is working to develop a multi-year plan that would consider which pipes need immediate attention and which pipes have already been replaced due to previous plumbing issues, with funding to be determined. Waiting for an issue to occur with a building pipe usually results in the pipe needing replaced throughout the stack. This is also very expensive, and it is much more disruptive. The board intends to be proactive about the future of the cast iron pipes.
