Board Meeting Minutes

November 18, 2024

Certifying of Quorum & Call to Order
President, Sharon Dowling called the meeting to order at 5:31 PM, quorum present.

Management Present

Bonita Vandall, LCAM, CMCA, AMS, CBA, PCAM from The Wright Community Management, LLC. was present as well as other unit owners in the room and zoom meeting.

Proof of Notice of Meeting

The Notice and Agenda was confirmed by email to all owners and placed on the bulletin board.

By By proper motion by Peter Tedone, seconded by Marc Larochelle the meeting minutes of October 21, 2024 were unanimously approved as presented.

Management Report

Bonita Vandall reported the fire inspections, back flow inspections and fire alarm inspections were completed, and we are attempting to get all vendors back on schedule. The Board Members will need to vote on the final SIRS report as being accepted. By proper motion by Sharon Dowling, seconded by Rik Shafer it was approved to accept the SIRS report as final.

Financial Report

Sharon Dowling reported the corrected report for October has not been received from Juda Eskew and Associates. November financials have also not been received.

Old Business

Painting Committee Update

Joe Dembek reported several bidders were eliminated as being too high but they will be asked if they would like to revise their proposals. We are looking at a January/February start date. We asked for a price to remove window and door shutters and pricing to fix back screen issues for the owners. All bidders were very close in pricing ranging from $225 to $350 for each shutter removal. We intend to narrow it down to the to top two bidders before selecting the contractor. Timing for the project is 6 to 8 weeks depending on weather and it was felt January/February is a good time to start. The pricing range is anywhere between $100k to $125K. Ceramic signs for the unit numbers are being considered. Sharon Dowling will place laminated unit number signs on the unit doors while the project is in progress. Peter Tedone thanked Joe Dembek and his committee for their hard work on the project. There may be another vote on the accent color (blue or darker gray) to be accomplished by the next meeting. The pipes under the garage were painted with the wrong type of paint and this will be addressed at the time of painting.

Landscape Refresh

Sharon Dowling reported some mulch, stones and a few dead bushes will be replaced and the flag pole area will be refreshed.

New Business

Stack 2 Water Leak

Water was seen in the garage from stack 2. The walls in the master bathrooms of unit 202 and 302 had to be opened up to repair a crack in a pipe.

Stack 3 Water Leak

Water was seen in the garage from stack 3. The pipes were checked with a camera. This happened only once and the board is continuing to investigate.

Pool Pavers and Seawall Power Washing

Sharon Dowling reported Mike Wright did a great job last year and would be back again this year to power wash.

Pool Rules

Marc Larochelle reported that people are playing music loud and some talk on their phones loudly, there is smoking and vaping at the pool. IT is a community pool and one unit had over 20 people having a private party and then no one could use the pool. He is proposing a few rules for board consideration and then have all owners sign these rules. People cannot use the pool after sunset. Sharon provides a book for all and if they do not have one to let her know. Pool temperature was addressed concerning the expense of heating the pool and a recommendation of reducing the temp by two degrees.

Open Forum

The Amazing Gray paint color was put on the wall by the railing on the third floor near 304 for owners to view. The manager’s phone was cloned and Sharon’s name was used for scam calls and emails sent to owners claiming they were entering their units for painting and or repairs. There is no time that the board would come into your unit like that. Janitorial issues with the new cleaner was discussed and brought to the manager’s attention. Keys were reported lost by a unit owner at the pool and a watch was found at the pool.
