Board Meeting Minutes
March 18, 2024
Certifying of Quorum & Call to Order
President, Sharon Dowling called the meeting to order at 5:04 PM, quorum present.

Bonita Vandall, LCAM, CMCA, AMS, CBA, PCAM from The Wright Community Management, LLC. was present as well as other unit owners in the zoom meeting and in the social room.
Proof of Notice of Meeting
Notice and Agenda were confirmed by email to all owners last Friday and posted onsite.
By proper motion by Peter Tedone, seconded by Mark Larochelle, the meeting minutes of January 15, 2024 were unanimously approved as presented.
Management Report
The SIRS inspection with UES Engineering will take place on March 19, 2024 at 9 AM.
Corporate Annual Report has been completed and Juda will pay the required fees.
Summit Fire Inspection was done on March 11, 2024.
Summary of the house bills 1021 and 1029 were forwarded to the board and will become effective 7/1/2024 once the Governor signs into law, involving official records, board member certifications, websites, etc.
Financial Report
Sharon Dowling reported Juda Eskew’s participation is still an issue and there is an online Teams appointment with another firm for introduction tomorrow and invitation to attend was extended. December financials are now posted on the website with nothing yet for 2024. Year end actual shows $15,862 left over in the budget.
Old Business
Generator Replacement
Dennis Rosenfeld reported the generator is finally installed and it is set up to automatically test Monday mornings at 10:00am. Dennis will check on a Wi-Fi module so that operations can be monitored as well as a preventive maintenance agreement with Don Hillman Generator. Warranty was questioned and this will be reviewed.
The walkway is broken and we are leaving the cones up until repaired.
Pool Awning
Sharon reported the new pool awning is installed – the December 16th storm shredded the old awning and it had to be replaced.
Painting Committee
Joe Dembek reported on behalf of the committee. Additional colors are in the social room for everyone to review. Sharon has sent out emails. We are still collecting feedback on the colors. The next phase will be to meet with the contractor to tour the building to agree what will included and prepare an estimate. Sharon mentioned the screens are not holding up and should be a part of the project while the scaffolding is up. Additional discussion ensued including the hurricane shutters.
Elevator Issues
Dennis Rosenfeld reported TK Elevator has been on site for 3.5 years on a 5-year contract. We are experiencing mostly door problems. The service manager was brought in from TK Elevator. They have previously provided unreliable information including the escape hatch on the top of the car that they said could not be fixed. Nouveau Elevator fixed the hatch. Another issue regarding a new door lock override mechanism required by the state – again TK assured us that we already had it. Nouveau Elevator said we did not have it. Nouveau Elevator stated the door operator on the lobby side needs to be addressed. Nouveau Elevator will meet with Dennis in two weeks to determine what needs to be done and pricing compared with the TK proposal. Nouveau Elevator feels the maintenance is not being done and behind the scenes it is dirty. We will be addressing the maintenance contract with TK Elevator and if it is possible to get out of the contract due to their negligence.
New Business
Anna Enrico
Sharon Dowling reported that the community lost Anna Enrico last week, quite suddenly. Fred has fallen and required surgery. Anna’s services are set for Wednesday and the funeral is Friday. There is concern that Fred may not be able to attend. Flowers will be ordered on behalf of the community. Anna was a great investigator and worked as a great Treasurer. We will miss her.
Rik Shafer Joins Board
By proper motion by Peter Tedone, seconded by Mike Bisaha, it was unanimously approved to appoint Rik Shafer to the board.
Elevator Room A/C
Sharon Dowling reported Paradise Plumbing & Air Conditioning will be replacing the elevator room air conditioner on Thursday at a cost of $8200 – they are installing a unit that is made for buildings on the water/coastal areas.
Catwalk Tile Repair/Walkway Repair for Back Area by Pool Bathroom
A contractor will be on site this week and will look at the catwalks and walkway areas near the generator as well and quote the repairs.
Cleanup and Preparation of Bike Room
The old generator room cannot be turned into a bike room due to the transformer. We are considering switching storage rooms and put the bikes in the bigger room. Dennis Rosenfeld will look at this when he returns.
New Generator Area Fence and Future Landscaping
Sharon Dowling reported they are looking into placing a small fence similar to the one around the pool heater or the possibility of installing plants. City zoning is requiring this to sign off on the permit.
Pool Area Landscaping Hedge by Aloha
Fencing or planting between the buildings was discussed. The existing plants are $12k to remove and replace. Anything the association plans to do will be reviewed with the connecting property in an effort to split the cost. A fence cannot be placed 15’ from the intracoastal.
New Legislation Summary of HB 1021 & HB 1029
The new legislation was addressed previously. IE: One such item…25 units or more now must have a website and there are requirements of what is placed on the site.
Open Forum
More units were added to the list for the UES Engineering structural inspections of the building including 10 units starting at 9 AM on March 19.
Building color choices were further discussed.
