Certifying of Quorum & Call to Order
Call to Order by President: There being a quorum of 24 present in person or by zoom and 11 by proxy for a total of 35, the Annual Meeting was called to order by Sharon Dowling, President at 2:03 PM.

It was reported the December financials had not yet been received from Juda & Associates and we are looking into others that have similar software.
Reading and Disposal of any Membership Unapproved Minutes
The members did not wish for the minutes of last year’s annual meeting to be read and were therefore approved.

Year In Review February 2023 – January 2024
Year in Review was reported by Sharon Dowling.
Building Entry
- The FOB System cellular system board failed and had to be replaced.
Electrical
- Blue Water Electric onsite throughout the year for exit sign issues, stairway lights, sensor issues, etc.
- In October Blue Water Electric installed a new sump pump in the fire pump room. Unfortunately, we continued to have issues and they did a reinstall of two different sump pumps.
Landscaping
- The plants in the pots by pool were enhanced with more fake flowers due to the Iguana issue.
- Natural GreenScapes replaced a few plants in the front that died and repaired the sod following the pipelining project.
- Natural GreenScapes removed another palm in the front that was diseased.
- • Don Hillman began digging up the back lawn for the installation of the cement pad and new generator.
Pest Control
- Pest Relief continues to treat the common areas for bugs and rodents bi-monthly.
- Native Pest Management onsite to treat subterranean termites in May.
- The Ficus along the Aloha side continues to decline. We have a quote of around $12,000 to tear out the Ficus and replace it with more appropriate greenery. The idea of putting up a fence has been tabled.
Plumbing
- Pipelining Technologies lined the sewer pipes under the garage pavement in June. A pipe buried in the cement ceiling was also lined. New cleanouts were installed during the project. Some asphalt repair was needed at the end openings at the driveway entrances.
- After continuing issues with the fire room sump pump, Paradise Plumbing was called and a different type of sump pump with a float was installed in December.
- Paradise Plumbing was onsite several times for building plumbing issues.
Roof
- Advanced Roofing onsite for annual maintenance in March and minor repairs were completed
- A renewal maintenance contract was signed in March to extend the original maintenance contract.
Pool
- Crystal Pools subcontracted work to fix the pool pit door and to build a wooden box around the pool pit.
- The pool heater igniter stopped working in October. Oasis Pool Repair installed a new part.
- A strong gas order was smelled, and the gas company investigated and found a leak and did a repair.
- Pool Heater had issues after the December 16th storm. New circuit boards were installed, and other adjustments were made.
- The pool canopy was destroyed during the December 16th storm. A new canopy has been ordered in the pacific blue color to match the table umbrellas and pool furniture. We expect delivery of the new canopy around mid-February.
General
- Glass railings and lobby windows were cleaned several times by Fish Window Cleaning.
- The side windows are cleaned twice a year by Window Leaders. Last cleaning was in December.
- Anthony Lock & Safe has been onsite several times to fix various locks.
- Don Hillman Generator performed quarterly maintenance on the generator.
- Genset onsite multiple times for sensor issues.
- TK Elevator onsite frequently for elevator issues.
- Fire Ranger onsite for annual extinguisher and fire hose inspection in March.
- In April, unlocked cars in the parking garage were subject to two thieves going up and down N Riverside Drive. Our cameras captured the activity and pictures were shared with the police department. Police caught one of the thieves, but our pictures alerted them that there were two involved.
- In May, APlus Concrete Repair filled wall cracks on floor 4 and repaired the 4th floor ceiling that had to be opened for an exit sign repair. The north dryer vents were also caulked.
- Andy’s Awning Cleaning & Repair onsite to clean pool and garage awning in August.
- Genset onsite in September to perform the annual alarm inspection.
- The commercial insurance on the condo building renewed in August with a 16% increase in premium. Due to the huge increase of commercial insurance, owners requested the insurance be broken out as an assessment for 2023 for tax benefit purposes. We will continue this process for 2024.
- The building had a partial power outage in September due to an FPL part issue in our electrical room which they replaced.
- In October, Nouveau Elevator installed the DLM (door locking mechanism) system required by December 31, 2023.
- All County Paving sealed and restriped the parking lot in October.
- Ecolo Oder Control onsite for trash chute cleaning in October. The trash chute guillotine was repaired, and new trash chute doors were installed on floors 2 and 6.
- Bliss Windows and Doors rescreened and installed new rollers on the social room patio screen doors in October.
- Wright Maintenance power washed the pool pavers and the seawall walkway in November.
- Bass United onsite to perform the annual sprinkler and fire pump backflow inspection in November.
- L&J Property Maintenance was onsite in November to clean & seal social patio and fix meter room ceiling where it was leaking.
- The grill was cleaned by Grilltor in December.
- Paradise Plumbing onsite in December for the annual water backflow inspection.
- Our cleaner, Sandra, is doing a wonderful job and she keeps an eye on things. Mike Wright stops by frequently to check on the building too. When our fire pump room sump pump did not work, Mike set up a pump to pump the water out.
- Regulations were modified and we are no longer required to do the building inspection required by the end of 2024. Our 40+ year inspection has been approved for this purpose. Our next required building inspection will be required by the end of 2029. The regulations are based on the year the building was finished, which was 1969.
- The board is preparing for the mandated reserve study that must be completed by the end of 2024. The study is being conducted sometime around mid-March. The study required that 10-12 units be inspected.
Election of Board of Directors
It was reported nine (9) unit owners had provided their intents to run for seven (7) seats, based on this there is an election.
Ballot Counting
The Election Committee appointed by the board are Kathleen Jabusch #603, Jeffrey Bartlett #502 and Ann Baldassare #602. The members appointed manager Bonita Vandall to chair and report the election results.

Good and Welfare
Sharon on behalf of the board extended appreciation to Barbara Ellis for her years of serving on the Board of Directors and to Rik Shafer for his interest in serving the community. Also, thanks to the Election Committee for tabulating the votes.
