Board Meeting Minutes

April 24, 2023

A quorum was established.

Proof of Notice of Meeting

It was confirmed by email to the owners.

By proper motion by Barbara Ellis, seconded by Peter Tedone the meeting minutes of March 20, 2023, were unanimously approved.

Management Report

Ms. Vandall reported bids were presented to the board for the elevator DLM (Door Lock Monitoring) required by the state to be done before 12/31/23. Nouveau and Coastal Elevator including MCE (Motion Control Engineering) the manufacturer of the required controller confirmed the elevator does not have the DLM; Sherwin Williams paint manufacturer designed specifications for the building painting project for board review and consideration; Jay Olsen, Building Safety Inspector stated on 4/5/23 to disregard the hearing notice as the association is in compliance with the 40 year inspection and was removed from the magistrate docket; permit paperwork was completed for the pipe lining project and permits approved with further details to follow.

Financial Report

Anna Enrico reported as of February 28, 2023 there is $92,581.00 in cash and $186,594 in reserves; and currently over budget by $2,215.00. Sharon Dowling stated this is due to the recent pool resurfacing expense.

Old Business

Sewer Pipe Lining Update

Sharon reported the building pipelining project is a definite go and permits were issued. They plan to start on 9/5/23 at 9 AM and the water will be turned off. The project will take up to 2 weeks to complete give or take with an estimated move in date of 17 th . No one can be in the building, and it is a requirement of the contract. The association’s attorney is preparing a letter that will be emailed to all owners to sign and return their understanding of vacating the building. Air conditioners do not need to be turned off as the condensate lines are not connected to the pipes being relined. If cars are left on site, they will need to be moved to the center of the garage and cannot be parked anywhere near the columns. If parked inside, the car will need to stay there until the project is completed. Dave Carroll will have his master toilet removed and it will be reset in a professional manner; engineer inspections are required by the city, and this will add an additional $5k to the project.

Fence Quotes

Sharon reported the quote from 2020 jumped to $3756. Another company is expected to provide an estimate next week.

Plumbing Quotes for Water on the Catwalks

Sharon reported Paradise Plumbing quoted $3696. We will request other quotes and management will provide names of plumbing companies to Sharon.

Pool Pit Rebuild

Sharon reported the original bid was $2400 and has increased to $2988 and the vendor has bowed out due to medical issues. Another vendor is expected to provide an estimate soon.

New Business

Elevator Door Opener Replacement

This was previously addressed in the management report. Nouveau inspected and felt one side had been completed by TKE. Both Nouveau and Coastal were asked to provide estimates for the door operators needed as well.

Electrical Repair on Catwalk 4 South

The exit sign was not working and there was a short in the wiring that caused the concrete to be chipped out to locate it. APlus will be coming in to do the concrete repair and to address a reported leak issue in unit 406.

Storage Area Cleared

Bill Todd was thanked for cleaning the area up and making arrangements for the old paint to be hauled away.

Committee for Building Paint Project:

The board addressed the need for a Committee as there are requests for a possible color change. It was reported that once colors are selected, Sherwin Williams can place the colors online with a picture of the building and provide a link so that everyone can see how it would appear on the building. Other items to be addressed at the time of painting are signage for the doors, light fixtures, rusted screws and hardware on the catwalks; stairwell doors; 2” aluminum awning diverter replacements to deflect rain; various areas near the stairwell towers that have old cut and discarded wiring that needs to be removed.

Open Forum

After painting project is completed it was suggested a regular maintenance of wiping down the doors and jambs as often as the catwalks are done to keep salt off; a nice logo or sign possibility on the building; and discussion ensued concerning the generator that is scheduled to be installed in June.
