It was confirmed by email to the owners and posted on the bulletin board.
By proper motion by Mike Bisaha, seconded by Peter Tedone the meeting minutes of November 21, 2022, were unanimously approved.

None. The November financials were not available.
Old Business
40 Year+ Certification Project Update
The 40+ Year Certification process is completed. The reports will be put on the website soon.
Sewer Pipe Lining/Replacement
Sharon Dowling and Dennis Rosenfeld reviewed the information from the meeting held with Pipe Lining Technologies. There are issues with digging up the cement that could result in additional charges which makes pipe lining even more attractive. The cost estimate for the job for the sewer pipes under the garage comes in at about $125,000. The time is estimated at 5-7 days for the main sewer pipes and 2 days for each stack connecting pipe.
The plan is to do the main pipe repair in early June and the building must be vacated during the process. Water will be turned off to the entire building because absolutely no water can come into the pipes. Proper notification will be provided before the main pipe work begins so plans can be made ahead of time.
The connection pipes from the stacks will be done on a stack by stack basis and will require 2 days per stack. Owners will be required to vacate the stack during the process. The water to the stack will be turned of during the process because absolutely no water can come into the pipes during the process. The stack work will take 1 day to perform and 1 day to cure the material inside of the pipe. Proper notification will be provided before the stack work begins.
Pipe Lining Technologies has an unique process which includes wrapping the joint connections which makes getting multiple quotes impossible. The contract will be sent to our attorney for review.
Loan / Line of Credit Approved – Vote to Accept
The board applied for a loan/line of credit for large upcoming projects, such as the pipe lining. The loan/line of credit was approved for $250,000. After 12 months, any amount used from the line of credit will be converted to a loan for a period of 7 years at 6.55%. The loan can be paid off at any time. By proper motion by Peter Tedone, seconded by Dennis Rosenfeld, to move forward with the loan/line of credit was unanimously approved.
New Business
Roof Issues for A/C Installations/Repairs
Bill Todd presented issues with screws and other metal pieces that are being left on the roof when A/C units are being installed and repaired. These metal items, if stepped on, will damage the membrane of the roof. Owners are responsible for their contractors and to ensure the area is left clear of any debris.
If an owner is unable to accompany the contractor to the roof, have the contractor take pictures to show you that the area is clean of debris or ask another owner for assistance.
Paradise Quote for Water Access on Catwalks
Sharon Dowling will ask for an updated quote from Paradise Plumbing for bringing water to each catwalk floor. Additional quotes from other plumbing companies will be requested too. Stainless steel and PVC must be used.
Back Grass Issue
The back grass is suffering from a fungus called sugarcane mosaic virus. It is a relatively new virus and there is no cure. Emerald Landscaping has been fertilizing monthly to subdue it but the grass will need to be replaced with new sod at some point.
Pool Resurface Proposal
Our pool company, Crystal Pools, has provided us with a proposal to resurface the pool for $7,000 and this pricing is no more than we paid before. The pool will be closed for 5 days depending on weather and the plan is to schedule the job for early January. By proper motion by Mike Bisaha, seconded by Dennis Rosenfeld, to move forward with the pool resurfacing was unanimously approved.
Open Forum
A request was made to look into replacing the rusting hardware on the catwalk ceilings. A request was made to have signs made for building concerning the surveillance cameras. It was reported that once again, boxes are being put into the dumpster without breaking them down. Signs will be posted again.
