Meeting called to order by Sharon Dowling at 5:03pm on Zoom.

Proof of Notice of Meeting
Proof of notice of the meeting was confirmed by email to the owners and posted on the bulletin board.
By proper motion by Barbara Ellis, seconded by Rik Shafer the meeting minutes of May 23, 2022, unanimously approved.
Management Report
It was reported five exit lights and a battery backup light for the social room were replaced, the sump pump for the elevator has a new float switch, the elevator was called in several times for service relating to doors squeaking and thudding loudly when closing, and a car stop button was replaced on the 2nd floor, the mailing that went out last month was not charged to the association and we have changed the zoom meeting information, the lawn crew was contacted several times to spray for weeds and to trim back plants and bushes, pipe lining bids have been requested from four contractors with one bid received to date, seal coating bids have been requested from five contractors with one bid received to date.
Financial Report
Anna Enrico reported there is $34,108 in the operating account and $224,768 in the reserves with $30,000 moved from generator reserve fund to the building safety reserve fund as voted by the membership.
Old Business
40 Year+ Repair Contractor Update
The board never fully executed the contract with Sharp as the pricing was questionable and not capped as understood as pricing had changed from what was originally quoted.
Selection of New Repair Contractor – A Plus Concrete Restoration
The board discussed the proposal presented by the contractor. By proper motion by Dennis Rosenfeld, seconded by Rik Shaffer it was unanimously approved to contract with A Plus Concrete Restoration as quoted. There are no structural issues, the work is cosmetic repairs. Once under contract the city should be fine, but we need the 40/50 year certificate after the work is completed for our insurance renewal in August. Most insurance companies are now capping at $5million. Without the certificate, our agent will need to shop multiple carriers to cover the building which will be more costly. With the certificate, Citizens can cover the entire amount required.
Resurface of North Garage Entry and Grate Update
MA Construction returned on June 7 to dig up and replace the North side. The North Access has been closed to traffic to allow the asphalt time to set and cure. The grate covers are not in stock and if not available we asked to be refunded the money.
Pool Leak Repair
The leak detection company located the leak in the gutter at the deep end of the pool on the intercoastal side. On 6/30 the repair will be done for an estimated cost of $1850. The price could go higher depending on what they find when the area is opened up.
Pool Resurface
The markings in the pool are due to the lifting of the surfacing product. Sometime this year or next year the pool will need to be resurfaced.
New Business
Elevator Repairs
The elevator companies feel the entire casing of the cab is deteriorating, and a patch repair will not suffice. Termite damage is evident, but if cab is replaced there is no treatment required. We are attempting to get the hatch only replaced to buy additional time on the elevator. If the hatch can be prepared, a termite treatment will be scheduled. If a new cab is installed it will be galvanized steel.
Pavement Sealing
We have received one bid so far and cost is approximately $5000. We would want it to be done half and half to accommodate traffic and parking. We were advised to wait 6 months before sealing.
Sewer Pipe Lining/Replacement
The garage sewer pipes are starting to deteriorate as they are 50+ years old. PRS quotes $69,000 to line 477’ of underground cast iron. We are attempting to get more bids. This work has a 50-year guarantee. Questions were asked and answered concerning the diameter of the pipes.
Line of Credit / Loan / Assessment
Peter Tedone addressed this area, advising today was informational only. The timing of the projects is not known yet, nor the total amount of funds needed for the elevator and the piping. The board is not close to making a decision.
Open Forum
The roof drains were jetted out and it is clear all the way to the intercoastal.
Members were reminded the generator has been ordered and it will take up to 11 months for delivery. The location and size of the generator is known, perpendicular to the flagpole across from the roof in the back area.
The sump pump controller for the elevator pit will be replaced at a cost of approximately $3500.
The door hinges have been back ordered.
Another Wind Mitigation for the building is being scheduled for $200 and a roof condition certification is scheduled with Advanced Roofing.
