Board Meeting Minutes

January 17, 2022

Meeting called to order by Sharon Dowling at 5:01pm on Zoom.

A quorum was established.
Samara Garcia began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was emailed and posted on January 14, 2022.

A motion was made by Peter Tedone accepting the previous meeting minutes. A second was offered by Dan Creedon and carried unanimously.

Financial Report

Sharon Dowling presented a summary of the Financial Report as of November 31st, 2021.

Old Business

Email Consent Forms

Sharon Dowling shared that we received Email Consent forms from nearly every unit except unit 201 which has been sold. The purchaser has informed us that she intends to turn in her form after closing. The board thanks everyone for getting the forms returned in record time.

Pool Area Excavation Completed

Sharon Dowling reported that the repairs to the sea wall are complete. The Aloha Condominium Association, Inc., did not return any calls or respond to any written communications. The board decided to go forward with the repair on the adjoining sea wall without the cooperation of the Aloha. The Board will ask the attorney to draft a letter requesting The Aloha Condominium Association, Inc., to reimburse our association for their share of the cost.

Front Irrigation Repair Update

Sharon Dowling reported that Sunshine Sprinkler completed the preliminary irrigation work. They will return to complete the work after the paving is completed and new landscape has been installed.

New Generator Update

Samara Garcia is still waiting on new generator quotes to come in.

Paving Project Update

Sharon shared updates regarding the paving project, which is scheduled to begin on Monday, January 24, 2022. Phase 1 is installation of curbing, Phase 2 is preparation for paving and new asphalt, Phase 3 is new car stops, line painting, drain cleaning, new grate installation, new landscaping, and final irrigation installation.

New Business

Pool Heater Replacement

An owner informed Sharon Dowling that the pool heater was not working on January 2nd. Crystal Pools was called and Morris determined a switch was bad and the part was ordered on January 3rd. On January 6th, it was determined that the heater was shot. On January 7th, a new heater was ordered and it was delivered and installed on January 10th.

40year+ Repairs Request for Proposal

Samara Garcia received the updated workbook from TRG and several companies have been sent the information for bidding on the repairs required. Appointments are being set up for the bidders to visit the building.

Board of Director Forms Due

All forms for intent to be on the Board of Directors are due January 20th by 5:00pm.

Open Forum

Bill Todd recommended that we prepare a scope of work for the new generator to get the bids on equal turf. Bill also recommended that we look into using pipe lining technology for future plumbing issues.

Adjournment
Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Dan Creedon. Motion was passed unanimously. The meeting adjourned at 6:18pm.

Management Directives

  • Have those bidding on new generator to offer two options: industrial and residential.
  • Determine what entity is responsible for policing sea walls so we may report the cracks in the neighboring Association wall, if interested.
  • Collect bids to maintain the Association’s four air conditioning units
