Board Meeting Minutes
November 15, 2021
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:00pm on Zoom.

A quorum was established.
Samara Garcia began to record the minutes.
Proof of Notice of Meeting
The notice of the board meeting was emailed and posted on November 12, 2021.
A motion was made by Rik Shafer accepting the previous meeting minutes. A second was offered by Mike Bisaha and carried unanimously.
Financial Report
Anna Enrico presented a summary of the Financial Report as of October 31st, 2021.
Old Business
Paving Project
Since Peter Tedone was absent, Sharon Dowling shared what she knew regarding the paving project which is still being held up in permitting. The Fire Department just gave their approval on the permit but there are two other departments that must also provide their consent. The company performing the work advised that they are two weeks behind on scheduling. Therefore, there may be a delay between permitting and scheduling.
Sewer Pipe Replacement
Sharon Dowling provided an update regarding the replacement of the sewer line which has been completed.
Pool Area Excavation Update
Members of the Board of Directors have decided to take a step back from the ongoing issue with The Aloha Condominium Association, Inc. and the shared seawall. Instead, the Association is going to try to have the two management companies communicate with each other before involving their attorney. NextGen reached out to Gould who advised he would be in deposition all day but will get back to the Assocation.
Front Irrigation Repair Update
Sharon Dowling reported that Sunshine Sprinkler completed the preliminary irrigation work. They will return to complete the work after the paving is completed and new landscape has been installed.
New Generator Update
Samara Garcia is still waiting on new generator quotes to come in.
40year +10year Workbook
Samara Garcia has contacted TRG and asked that the workbook for the contractors be corrected to have NextGen’s name and address put on the submission sheets instead of TRG’s name and address. As soon as the workbook is updated, the board will reach out for quotes on the necessary repairs.
New Business
Owner Consent for Emailing Form
Sharon Dowling explained that an email consent form created by our law firm, will eliminate the need for doing physical mailings to owners. Each owner is asked to complete the email consent form and return it to Sharon Dowling before the end of the year. For those physically onsite at Riverside Terrace, forms will be left in the social room. For those not onsite, the board asks that you fill out and return the form emailed to you promptly.
Discussion of Owner Vote for Reserve Redistribution
Sharon Dowling explained that if we are able to replace the generator for less that the $82,500 currently in generator reserves, the board may request an owner vote to allow redistribution of the excess generator reserves to go into a new Safety Repair Reserves. This new reserve would be used for upcoming building repairs required of the 40-year / 50- year inspection.
Open Forum
Vera Castro reported a flushing issue with the pool bathroom.
Adjournment
Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Sharon Dowling. Motion was passed unanimously. The meeting adjourned at 5:42pm.
