Board Meeting Minutes

September 20, 2021

Meeting called to order by Sharon Dowling at 5:01pm on Zoom.

Samara Garcia began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was emailed and posted on September 17, 2021.

A motion was made by Peter Tedone accepting the previous meetings’ minutes from the regularly scheduled Board Meeting held on August 16th. A second was offered by Barbara Ellis and carried unanimously.

Financial Report

Anna Enrico provided a Financial Report as of August 31st, 2021. There is $80,300 in our operating account and $256,272 in our reserves account.

Old Business

Paving Project

Peter Tedone shared updates regarding the paving project which is still being held up in permitting. The city of Pompano is now deciding if they will require the installation of a fire hydrant.

Sewer Pipe Replacement

Sharon Dowling provided an update regarding the replacement of the sewer line that is located underneath the parking lot. The project will take about 1-2 days to complete and the north side parking will be unavailable during the process.

Pool Area Excavation Update

Peter Tedone shared updates regarding the excavation of the SW corner of the pool deck. It seems we will continue to have this issue until The Aloha Condominium Association, Inc. repairs their seawall cracks. Peter will draft a letter with assistance from Hollander, Goode & Lopez, PLLC., and it will go out shortly.

Adjournment
Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Peter Tedone. Motion was passed unanimously. The meeting adjourned at 5:43pm.

Management Directives

  • Sent Sharon list of the thirteen (13) owners that confirmed receipt for the Parking Rules letter so that she may reach out those that did not respond.
  • Have Genset Fire & Security clarify why only fourteen (14) pulldowns need to be replaced rather than all of them.
  • Research if the Association is forced to employee Waste Management (due to City of Pompano’s contract) or if they are free to obtain service from another provider.
