Board Meeting Minutes

August 16, 2021

Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:02pm on Zoom.

A quorum was established.
Samara Garcia began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was emailed and posted on August  13, 2021.

A motion was made by Peter Tedone accepting the previous meetings’ minutes from the regularly scheduled Board Meeting held on July 19th and from the Emergency Board Meeting hosted on August 3rd. A second was offered by Barbara Ellis and carried unanimously.

Financial Report
Anna Enrico provided a Financial Report as of July 31st, 2021. There is $105,154 in our operating account and $252,812 in our reserves account.

Old Business

Paving Project

Peter Tedone shared updates regarding the paving project which is still being held up in permitting. The city of Pompano was requesting items that had already been provided to them, prior.

Pool Area Excavation Update

Peter shared updates regarding the excavation of the SW corner of the pool deck. M.A. Construction attempted to fill the void with flowable fill but aborted the process when the fill leaked into the intracoastal through Aloha Condo Rentals seawall cracks. Peter has had a few interactions with a gentleman that claims to be Aloha’s Board president regarding the issue. During these interactions, Aloha Condo Rentals accused Riverside of being responsible for these cracks and other alleged damages to their property. At this time, Riverside will consult with their legal counsel, Hollander, Goode & Lopez, PLLC., and ultimately turn the matter over to them.

New Business

Garage Fob Box

Sharon reported that the fob system in the front of the building and both call boxes were down likely the result of an electrical strike. The garage fob box also stopped working. The garage repairs will cost the Association roughly an additional $2,273.50 to repair (per Worthington Security Proposal No. 71766).

Open Forum

It was pointed out that we need to pay close attention to the electrical work that will be required for replacing the generator.

Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Sharon Dowling. Motion was passed unanimously. The meeting adjourned at 5:32pm.
