Board Meeting Minutes

July 19, 2021

Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:03pm on Zoom.

A quorum was established.
Samara Garcia began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was emailed and posted on July  16, 2021.

Reading and Approval of the Previous Meeting Minutes
Motion made to approve and waive the reading of the previous minutes was made by Peter Tedone and it was seconded by Barbara Ellis. Motion passed unanimously.

Management Report

Samara Garcia is working with Don Hillman to get a generator maintenance appointment scheduled, the latches have been ordered for the fire hose doors, and she received a quote to bring our trash doors up to fire code at a cost of $3500. Samara is working with Thyssenkrump Elevator to get the display on floor 7 replaced along with some other issues. Peter asked Samara to look into when the old power poles will be removed and to try to have the Comcast box by the car wash replaced.

Financial Report
Anna Enrico provided the financial report as of the end of June, 2021 because the July financials were not yet available. As of the end of June, the operating account had a balance of $74,694 and the reserve account had a balance of $245,898.

Old Business

Paving Project

Peter Tedone reported that MA Construction said the city has requested more information for the permit and they are working on that. We are waiting on irrigation quotes for the front.

Pool Area Excavation Update

MA Construction opened up a 2′ by 2′ area of the deck on July 16th. The void is large and will require an estimated 10-12 yards of material to fill it in. MA Construction recommended an engineer be brought in to look at the area before they go any further.

Iguana Removal

Sharon Dowling advised that The Iguana Man has completed the two week removal period and six iguanas were removed.

New Business

Parking Letter from Attorney

Our attorney will draft a letter to distribute to the owners about the parking rules and that the parking rules will be enforced.

Generator

A motion to move forward with replacing the generator was made by Peter Tedone and seconded by Rick Shafer. Motion passed unanimously. Samara Garcia will begin getting bids. Dennis Rosenfeld will assist Samara with the requirements for a new generator.

Open Forum

It was pointed out that we need to pay close attention to the electrical work that will be required for replacing the generator.

Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Peter Tedone. Motion was passed unanimously. The meeting adjourned at 5:35pm.
