Board Meeting Minutes

March 15, 2021

Meeting called to order by Sharon Dowling at 5:00pm on Zoom.

A quorum was established.
Sharon Dowling began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on March  13, 2021.

Reading and Approval of the Previous Meeting Minutes
Motion made to approve and waive the reading of the previous minutes was made by Peter Tedone and it was seconded by Barbara Ellis. Motion passed unanimously.

Management Report

No one was available to join the meeting from JK Property Management.

On April 1, 2021, the property management for Riverside Terrace will change to NextGen Management. Danielle Wright is the President and Samara Garcia is our property manager. The website will be updated with the contact information for NextGen Management and for Samara. Juda Eskew & Associates continues as our financial management.

Anna Enrico provided the financial report as of the end of January, 2021.

Old Business
Paving Project Update
The contract with MA Construction for $39,948 has been signed and they are moving forward on permitting. Peter Tedone outlined the details of the paving contract.

  • ALL PAVERS REMOVED 
  • IN-GROUND TRENCH CURB: Approximately 450 Linear Feet.
  • 6″ BOLLARD INSTALLATION: 1 Bollard
  • NEW CONSTRUCTION: Approximately 1,200 Square Feet
  • ASPHALT PARKING LOT OVERLAY: Approximately 1,100 Square Yards.
  • CATCHBASIN CLEANING: 2 Catchbasins
  • CATCHBASIN GRATE INSTALLATION: 2 Catchbasin Grates

Sewer Pipe Replacement Update
The contract with Paradise Paving for $7,860 has been signed and they are moving forward on permitting,  The sewer pipe will be replaced in the parking lot area prior to the paving project commencing.

Camera Installation Update
The contract with Worthington Security has been signed and they are moving forward on permitting,  The contract is a 40 month contract for eight cameras at $99.50 per month which includes a turnkey solution, equipment, service, cleaning, warranty, and tech support for the life of the contract.  All cameras and DVR’s are warrantied for the life of the contract.  Worthington Security will install only IP cameras with high definition with wide angles.

Social Room Upgrade Update
The social room has been painted by Sharon Dowling’s sister, Susan Phillips.  Thanks so much to Susan for doing this for us.  Some new artwork has been hung and other new art pieces have been ordered.

New Business
Landscape Proposal
Sharon Dowling presented a proposal from Natural Greenscapes for a full day of service to remove plants and trees in the parking lot area and to prep the soil for the new landscaping prior to commencing the paving project.  The cost for the day is $2000.  Motion to accept the proposal was made by Anna Enrico and it was seconded by Peter Tedone.  Motion was passed unanimously.

Elevator Maintenance Proposals
Sharon Dowling presented proposals from Thyssenkrupp Elevator, Atlantic Elevator and Schindler Elevator.  Anna Enrico did research on Atlantic and found them to be a very small company with only two employees.  It was determined that company was not a good choice because of that.  Thyssenkrupp and Schindler had similar contracts but Schindler was the most expensive.  Thyssenkrupp is offering a loyalty discount of 14% to sign another five year contract.  Mike Bisaha suggested we get a schedule of maintenance prior to signing any contract.  A  Motion to accept the Thyssenkrupp proposal was made by Peter Tedone and it was seconded by Anna Enrico.  Motion was passed unanimously.

Open Forum
Anthony Lock and Safe expects to install the MEDCO locks for the pool gates and for the social room door by the end of the week.

Fish Window cleaning will be onsite this week to clean the lobby windows, the glass railings, and the social room patio doors.

Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Dan Creedon. Motion was passed unanimously. The meeting adjourned at 5:42pm.
