Certifying of Quorum & Call to Order

This is a roll over meeting and a quorum is not required.  The meeting was called to order by Sharon Dowling at 2:00pm.

Reading and Approval of the Previous Meeting Minutes

A motion was made by Peter Tedone seconded by Barbara Ellis to accept the prior annual meeting minutes. Motion approved.

Financial Report

Anna Enrico provided the financial report as of the end of December, 2020. We ended the year with an operating amount of $69,285 of which $54,009 is a cash surplus that carries over. The reserves amount is $236,627.

Sharon Dowling presented highlights of the year end report.

February 2020 – January 2021 Year in Review

Building Entry
• A new sign was added on the lobby call box instructing deliveries, services, etc., to use the garage callbox for entry. Instruct deliveries, services, etc., to use the garage call box.
• The building signed up for Amazon Key for Business in October. Amazon now has access to the building for deliveries seven days a week from 8:00am to 8:00pm. The delivery driver contacts Amazon and when the delivery is verified, Amazon sends a signal to the fob system. This access only works for the garage entrance.
• Anyone still experiencing issues with allowing access via their phone and the fob system, it is caused by your phone frequency. Older cell phones may have issues. Reminder: when you receive a call from the call box, press 9 to allow entry and then hang up. Also make sure the number for the call box is in your contact list so it is not considered as spam by your carrier.

Electrical
• Bluewater Electric onsite in July to fix multiple lighting issues.
• Bluewater Electric onsite in August to fix south stairway lighting issues.
• Bluewater Electric onsite in November to fix multiple lighting issues and replace 7th floor exit sign.
• Bluewater Electric onsite in January to replace broken exit sign on PH floor.

Landscaping
• The grass was treated for sod worms and dollar weed in April.
• The plants in the pots by pool were replaced in January and a few cocoa plums were replaced.
• New landscaping was done by the pool canopy in January to enhance the palm tree planted there years ago by Heinz Rohman.

Pest Control
• Amazon Termite & Pest Control treated the common areas for roaches and sanitized the trash chute in May.
• Amazon Termite & Pest Control did the annual termite inspection in June. Areas requiring treatment were taken care of.
• Amazon Termite &Pest Control treated outdoor area for mosquitoes using a new granular product in the summer.
• The owner of Amazon Termite & Pest Control passed away and the business has closed.
• Starting in February, Pest Relief will take over bimonthly treatments for bugs and rodents. Pest Relief will inspect for termites and that work is subcontracted out to Termite Professionals as needed.

Pool
• Andy’s Awning Cleaning & Repair cleaned and sealed the pool canopy and the garage canopy in June.
• The pool pit ladder was replaced in July.
• The pool sign under the awning was destroyed by high winds in September and Dennis Rosenfeld installed the new sign.
• The pavers were cleaned and sealed in November. The sea wall was also cleaned.
• Dennis Rosenfeld installed new white rope lighting to the sea wall and the social patio railing in December. The rope lighting does a great job of lighting up the area and will be used year round.
• Dennis Rosenfeld repaired the hinges on the pool pit doors in December.
• In January it was discovered that we have a large empty area under the SW corner of the pavers.  A&B Dock has been contacted to look into the issue.

Plumbing
• The sewer pipe under the garage floor backed up three times and Terrano Plumbing cleaned the pipe out each time. Paper towels and wipes were found each time. Only toilet paper is to be flushed down the toilets.
• Several plumbing companies and JK contractor, Marc, tested the sewer line under the garage floor to determine if the pipe was compromised. The first camera taken through the pipe seemed to indicate the pipe had collapsed. After several camera runs and jetting out the pipe
several times, it was determined that the pipe is ok for now. The pipe is old, so this will become an issue in the future.
• Paper towels were put down the social room garbage disposal. The disposal had to be replaced.
• A pipe in the garage for stack 5 was leaking and Terrano Plumbing replaced part of the pipe.
• The outside pool toilet had a broken handle and Dennis Rosenfeld repaired it.
• Paradise Plumbing was onsite to check the building pipe that may be causing the kitchen sink in Unit 203 to have draining issues. The pipe was snaked and a rework of the Unit 203 pipe attaching to the building pipe may be needed.

Roof
• After a strong wind and rain storm in November, leaks were found In Unit PH6. Advanced Roofing was contacted and the issues were fixed.

General
• Bob Cake replaced some parts of the grill in March that were not working properly.
• New social room bookcases were purchased in June.
• Comcast Business upgraded social room box to HD in June.
• A new social room door purchased in June and installed in August.
• The 2019 audit was completed and the tax return filed in July.
• A new sea wall ladder was installed in August.
• Several fire alarm issues in August were found to be caused by the lobby A/C unit spraying condensation on the alarm panel. The issue was taken care of and the wall was repaired and painted.
• A follow-up insurance inspection was done in September.
• Bass United onsite to perform annual fire pump backflow inspection in October.
• The door from the garage to the lobby was not closing properly and was fixed.
• Once again, our flag was in tatters due to high winds in November. Dave and Diane Carroll donated a new flag.
• Tropical Storm ETA hit the area with strong winds and heavy rain in November. The storm caused the fire alarm to go off, Fire Dept came and turned off the alarm and Genset onsite to reset alarm.
• Several elevator issues during November were due to the door bumpers falling off.
• Fire extinguishers were inspected and replaced as needed in December.
• The city replaced some pipes for the city water back flow system in December.
• In December, two owners were assaulted by a trespasser on the property. One was a verbal assault and the other was a physical assault.
• The annual elevator inspection was done in December.
• New card tables and resin chairs were purchased in December to replace the old rusty chairs and broken card tables.
• The social room chairs were recovered in January .
• The torn patio screen for Unit 506 was repaired in January.
• Glass railings and lobby windows are being cleaned quarterly. Last cleaning was in December.
• The side windows are being cleaned twice a year. Last cleaning was in December

At 2:14pm, Sharon Dowling appointed Jill Koch, LCAM, chairman.
