Board Meeting Minutes
June 15, 2020
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:05pm on Zoom.

Rick Goldfarb of JK Property Management began to record the minutes.
Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on June 13, 2020.
Reading and Approval of the Previous Meeting Minutes
Motion to waive the reading of the minutes and approve the minutes from May 18, 2020 made by Peter Tedone. Motion was seconded by Barbara Ellis. Motion passed unanimously.
Financial Report
Presently there is $106,500.00 in the operating account and $212,424.00 in the reserve account. There currently is $25,333.00 in the paving reserve and $16,000.00 in the deferred maintenance account.
Old Business
Sewer Pipe Project
JK sent Marc Marier to inspect the sewer pipe. Marc first ran a camera through the line and didn’t see any compromised areas. Marc came back another time and jetted the pipe with 2500 psi of pressure and ran the camera again and still did not see any compromised areas. Marc will arrange to jet the line again with 4400 psi pressure and the camera will be run again.
Paradise Plumbing was one of the companies who quoted replacing the sewer line in garage. Matt from Paradise recommended replacing the sewer pipe under the asphalt when the paving project is done. Matt is calling the city to have the parking lot marked. Matt will quote the replacement once the markings for the sewer line is complete.
Motion to proceed with replacing the sewer pipe under the asphalt was made by Peter Tedone. Motion was seconded by Barbara Ellis. Motion passed unanimously.
Paving Project
The board is working on finalizing the paving quote, the landscaping quote, and the irrigation quote. The permitting will take approximately 2 months once the board approves going forward. The project will be done in phases for cost reasons. The phases outlined below are subject to change but it gives a general understanding of the process.
The first phase will encompass the following: remove the ficus bushes on the north side of the driveway, remove the flowering tree on the south side of the driveway, remove old asphalt, remove all decorative pavers, replace the sewer pipe, repair the irrigation, add electrical for future lighting of parking lot, add new asphalt, add curbing, add new parking stops, clean out the grate lines and replace the grates.
The second phase will be landscaping updates and a decorative border around the front door and around the palm trees between the parking spots.
The third phase will be adding decorative pavers at the front door and to add pavers to create a more cohesive look at the stair doors.
Handyman Projects
The board wants the screen panel on unit 506 to be repaired/ replaced.
The board wants the broken ladder in the pool pit to be replaced with an aluminum ladder if possible.
Owners have expressed they would like to put a ladder back on the seawall. This request has been on the Riverside Terrace Projects list. The board wants to purchase an intracoastal ladder for the seawall.
The board plans to clean and seal the canopies this month.
The board plans to clean and seal the pool pavers in the fall.
The board wants the paint touched up around the building where needed.
New Business
Social Room Door
Owners have expressed they would like to replace the social room door with an updated door with glass. This request has been on the Riverside Terrace Projects list. A new glass social room door option was presented to the board by Sharon Dowling. The Feather River Patterson Full Lite Decorative Glass Left-Outswing Fiberglass door was found at Lowes for a price of $849.
Motion made by Barbara Ellis to have the social room door replaced with the decorative glass door. Motion was seconded by Peter Tedone. Motion passed unanimously.
JK will have Marc Marier get a permit for the door and install it. The door will be painted white.
Storage Room Doors
All of the storage room doors are inside doors and they are in bad shape. The board is getting quotes for their replacement. All doors will be painted white as they are replaced.
Insurance
The building insurance renews on August 28th. Our insurance agent has informed the board that the rate increase will be substantial due to increases across the industry. The flood insurance renewal increase is dictated by FEMA. Insurance cost is the biggest monthly recurring expense for Riverside Terrace. Our agent is shopping around for the best prices we can get.
