Board Meeting Minutes

January 20, 2020

Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:02pm at the Riverside Terrace Social Room.

A quorum was established.

Rick Goldfarb of JK Property Management began to record the minutes.

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on January 18, 2020.

Reading and Approval of the Previous Meeting Minutes
Motion to waive the reading of the minutes and approve the minutes from the previous meeting made by Dan Creedon. Motion was seconded by Sharon Dowling. Motion passed.

Financial Report
As of December 2019, we have $73,857.00 (Operating account) and $200,234.00 (Reserve account) The association is under budget for 2019 by an estimated $6,000.00.

Old Business
New Building Sign
Sign has been ordered. The price increased $300.00 due to the installation fee. The sign will be installed this week.

Paving Project
Peter Tedone took over the paving project and spoke with and likes vendor  M.W., who will give a quote and coordinate the project with the landscaper, the fence company, the plumbing contractor, the electrical contractor, and the irrigation company. The board plans to remove the pavers and possibly relocate them to the front to upgrade the entrance and to remove the step at entrance to the building.

Insurance Question
Insurance Question from November’s meeting about the responsibility for windows; the windows are covered only in a named storm by the building commercial insurance.

Fire Inspection
By the end of January, the association must have smoke detectors certified in all units, stair fire doors adjusted, and all fire hoses must be replaced.

Exit Signs
The wind knocked down exit signs. It might help by getting brackets for the exit signs.

2019 Audit
The 2019 audit will be done at a cost of $3400.00

Pump Room Doors
New Pump doors have been installed (complying with insurance).

Roof Skylights
The south side is leaking (Paul Bange will repair).

Open Forum
Thanks to Marge and Bill Todd, and Terri Guthrie for the holiday decorating.

Thanks to Bill Todd for doing handyman work around the building.

A request to look into an electric station *need code requirements for electric cars”.

Anyone who is going to be working in the building, needs to send out some level of notification to the rest of the owners with the time and date of the work being done.

Are we replacing the awning at the entrance? Answer not at this time.
