Board Meeting Minutes
April 20, 2020
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:00pm on Zoom.

A quorum was established.
Jill Koch of JK Property Management began to record the minutes.
Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on April 18, 2020.
Reading and Approval of the Previous Meeting Minutes
Motion to waive the reading of the minutes and approve the minutes from January 20, 2020 made by Mike Bisaha. Motion was seconded by Rik Shafer. Motion passed.
Paving Project
The paving project has been put on hold as we determine the severity and cost of repairing the main sewer pipe under the garage floor.
Sewer Pipe Project
The sewer has backed up several times at the south entrance of the garage. The main building sewer line under the garage floor was checked by Terrano Plumbing using a camera on March 23, 2020. The videos show high water levels in the pipe which should not occur and it shows that the pipe most likely has collapsed. At a point of about 30 feet, the camera started doing upwards which should not happen. Terrano has provided a quote to replace 95+ feet of the sewer pipe under the garage floor.
Dan Creedon made a motion to move ahead with getting additional proposals. The second was offered by Barbara Ellis and unanimously carried.
Stack 5 West Sewer Pipe
The vertical pipe feeding into the main sewer pipe in stack 5 developed a leak. Terrano Plumbing provided a quote for $850 to repair the pipe.
Dan Creedon made a Motion to move forward with the repair on the cast iron downspout (14 in). The second was offered by Anna Enrico and unanimously carried.
Side Window Cleaning
Window Leaders has been contracted to clean the side picture windows, side bedroom windows and side bathroom windows twice a year. The first cleaning took place on April 9, 2020.
Window Leaders has asked that end unit owners remove the screen from the bedroom window for easier cleaning. We ask that owners remove the side window screens when not on property. Next time they will not remove screens.
Open Forum
Owners discussed looking into pipe lining rather than pipe replacement.

Motion to adjourn the meeting made by Sharon Dowling. Motion was seconded by Dan Creedon. Motion passed. Meeting adjourned at 5:36pm.
