Board Meeting Minutes

October 21, 2019

Certifying of Quorum & Call to Order

Meeting called to order by Sharon Dowling at 5:03pm at the Riverside Terrace Social Room.

A quorum was established.

Rick Goldfarb of JK Property Management began to record the minutes.

Proof of Notice of Meeting

The notice of the board meeting was posted and emailed on September 18, 2019.

Reading and Approval of the Previous Meeting Minutes

Motion to waive the reading of the minutes and approve the minutes from August 26, 2019 made by Mike Bisaha. Motion was seconded by Rik Shafer. Motion passed.

Management Report

Rick Goldfarb read the management report.

Financial Report

Anna Enrico reported things are going well with the accounting firm, Juda Esqew. We are $16,905 in the black, budget wise, as of 09/30/2019. The operating account balance was $79,622 as of 9/30/2019.

Stairwell Lighting

Blue Water Electric replaced the stairwell fixtures as well as the breakers. The original fixtures were blowing the breakers when the light stopped working. The new fixtures are commercial rated. Unfortunately, the south stairwell lighting is still out due to a wiring issue that is still being worked on.

Pump Room Doors

We had an insurance inspection on September 28th. The inspector found the south pump room door hard to open and he was unable to open the north pump room door. We got cited for these doors and have been ordered to repair/replace them or risk having our insurance cancelled. The doors are in bad shape and need to be replaced. The cost is approximately $2850 per door and frame. Boca Raton Development replaced our stairwell fire doors and they will be used for these doors also.

Motion to replace the pump room doors was made by Peter Tedone. Motion was seconded by Rik Shafer. Motion passed.

Roof Skylights

The one remaining stairwell roof skylight is leaking. The other skylight has been missing for years and is boarded up and the wood is rotting. Management was asked to get proposals for replacing both skylights. After reviewing the proposals, the board agreed to select Paul Bange Roofing’s proposal for $3000.

Motion to accept the Paul Bange Roofing proposal was made by Peter Tedone. Motion was seconded by Rik Shafer. Motion passed.

New Building Sign

Rik Shafer is waiting on a quote from Testa signs.

Lobby A/C

The lobby A/C unit needs replaced. The current unit continues to flood the lobby when it freezes up and the wall is destroyed again from the leaking. The unit is not pitched correctly and there is no way of correcting that. Sharon Dowling presented the option of a VTAC unit after meeting with several A/C companies. The VTAC unit could be installed flush but the cost was approximately $4700. Peter Tedone asked that we look into a commercial wall unit for cost reasons.

Pest Control

The building experienced a lot of bug activity recently. The condo uses Amazon Termite and Pest Control. The common areas were treated for roaches. A large bee hive was discovered in the A/C unit on the roof for unit 706 and was treated. Amazon would offer special rates for owners if all the units were treated monthly at the same time. The issue would be getting 100% owner participation and access to the units. There was some discussion of using our cleaner or our management company for unit access but it was quickly decided against. The offer for treatment of units is on hold.

2020 Budget

Sharon Dowling and Anna Enrico are working on the 2020 budget. The budget is expected to be ready for mailing on November 4th and the budget meeting is tentatively scheduled for November 18th.

Landscaping

One of the palm trees in the parking lot must be removed due to disease. The palm tree will be replaced after the paving project.

Open Forum

Mike Bisaha requested that most of the pool furniture be brought in an stored before hurricane season. As owners start returning, the furniture would be put out again.

Reminder: put down the pool umbrellas after use.

Reminder: the lobby is not to be used for deliveries.

The north swing gate needs repaired. The bottom hinge screws are missing.

Reminder: clean the grill after each use.

Reminder: dry off before entering the elevator.

Owner Questions

Why is there a need for a new sign?

When are we going to get a seawall ladder?

When will the 506 patio screen be fixed?

Can we get the side windows cleaned?
