Board Meeting Minutes
September 24, 2017
Certifying of Quorum & Call to Order
Meeting called to order at 2:04pm on September 24, 2017 by Barbara Rowbotham.
Roll call: Barbara Rowbotham, Tom Cassidy, Sharon Dowling – onsite

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on September 22, 2017.
Reading and Approval of the Minutes
Minutes from the August 29, 2017 board meeting were read by Sharon Dowling. Motion to approve the minutes as read made by Bill Todd. Seconded by Dan Creedon. All approved: Barbara Rowbotham, Dan Creedon, Tom Cassidy, Sharon Dowling, Barbara Ellis, Pierre Forget, Bill Todd. All opposed: None.
Officer Reports
Barbara Rowbotham
Barbara thanked everyone before and after the hurricane for their assistance.
Kyle, from Emerald Landscaping, stopped and prepared our landscaping for the storm and advised that the sprinklers be turned off.
Mark, from Cresent Cleaning, showed up the next day and worked extra hours to clear debris. Mark also did a lot of prep work prior to the hurricane.
Tom Cassidy
The fire doors have made it through permitting. The doors will be manufactured in Naples, FL. There will be some delay because the plant was closed after the hurricane.
Sharon Dowling
We have two quotes for sliding panels for 5% sunscreen to replace the blinds that are not working properly in the social room. The sliders would pull side to side and open up the middle for entry to the patio. The quote from Budget Blinds is $2169 including installation and the quote from Lowes is $1499.20 which includes $80 for installation. Dan Creedon said we should consider doing the blinds.
Barbara Ellis
Expressed concerns about the fourth quarter payment for maintenance. Payments are to be made as normal.
Bill Todd
Bill revisited the process for reimbursement to owners for repairs that might be the association’s liability. RMS would not adopt the new process. Bill will work with TMG to get the process initialized.
Bill is working with TMG on quotes for a new generator. So far he has received two quotes and he would like another one.

New Business
Hurricane Irma Damage and Direction
- Lost most exit signs
- Three lights were lost out front
- Timer in the trash room is not acting properly
- Fire hose cabinet doors are missing or damaged, 2+
- Hedge on the Aloha side has a hole that will be filled with a new Ficus bush
- Riverside Terrace sign needs to be straightened
- One light on the sign is out
- Bushes around the backflow need replaced
- Canopies were removed prior to the storm and will need to be put back up closer to the end of hurricane season.
- Fans under the pool canopy were a total loss. The fans were on the same circuit as the irrigation and it was shorting out so the fans were removed.
- Mark spent a lot of time picking up debris and cleaning up dirt, etc.
- Both dumpsters from Aloha end up in our driveway and dumped.
- Lobby took in water and the floor has been professionally cleaned.
- Lobby glass has be cleaned professionally inside and out for $100.
- Tuesday the catwalks will be cleaned professionally.
- All bushes are stressed. Time will tell if they will survive.
- Trouble with the skylight in the south stairs. Looks like its leaking. Both stairways took in water from the catwalks.
- Before the storm, the lobby light bulbs were put in to the sockets that worked. After the storm they are blowing out. It seems the light might be blowing out a circuit.
- Gate on the north side is floppy and was on its side.
- The photocell for the catwalk lights is acting up.
- The pool heater was shut down. The pool ended up full of debris and the filter was working hard. It took three days to get the pool company here and there is a humming noise.
- Some pool cracks were discovered before the storm and RMS never had them fixed. The debris in the pool accentuated the cracks because of the dirt.
Responsibility of Condo Owner
The Board cannot be responsible for your unit, The Board suggests that each unit owner have someone lined up to check your unit in your absence. Some other condos get multiple owners to get a company scheduled to be a watch commander.
Management Complaints
Please use TMG Property Management for complaints and issues. Do not contact board members directly to address issues. A fine committee has been tabled for now.
Owner Comments
Pam Kirkpatrick and Michael Bisaha gave a special thanks to Barbara and Frank Rowbotham for their handling of the hurricane preparation and clean up. Tom Cassidy and Barbara Ellis joined in with their thanks too.
