Board Meeting Minutes

Certifying of Quorum & Call to Order:
At 4:02 PM on January 07, 2016, Dan Creedon called the meeting to order and roll was taken:

The notice of Board meeting was posted & emailed on 12/17/2015. Motion made by Barbara Ellis to waive the reading of the 12/17/2015 and approve. Seconded by Barbara McCall. All in Favor: Dan Creedon, Pierre Forget, Barbara McCall, Dennis Rosenfeld, Barbara Ellis, Sharon Dowling, Tom Cassidy. All Opposed: None.
 
Officer Reports:

  • Dennis Rosenfeld found an extra light fixture, asked PLA to install near generator/storage room. There are no ground wires, those need to be installed.
  • Seawall lights (5 solar lights) were installed, asked PLA to give estimate to replace those with higher wattage (120V) light. Then will move these to the north end.
  • Dennis Rosenfeld thanks Bill Todd for all of his help.
  • Tom Cassidy reports that TDC is working on the social room patio, slow going.
  • Review of financials and money still owed on Concrete Restoration

Construction Updates:

  • There are currently five installers on site for Railing Plus
  • The railings (aluminum frames only no glass) have been set on the following levels- PH Floor, 7th Floor, 6th Floor, 5th Floor, 4th Floor
  • Floors PH – 4th have been inspected by TRC and approved for grouting & leveling.
  • As of the morning of January 7th, grouting was completed on the PH Floor & grouting is in progress on floors 7-4 anticipated to be completed no later than Monday, January 11th.
  • Glass palletes have been distributed from the garage to floors PH-4 for installation. Installation is expected to start on PH Floor on Monday, January 11th no later than Tuesday January 12th.
  • Complete rail installation is expected to be completed on or before January 25, 2016.
  • Punch list items to be addressed by Restore to begin mid-week next week approximately January 13, 2016 consisting of touch up painting, cleanup and removal of swing staging and riggings.
  • Project completion and final inspections and walk through tentatively scheduled for Monday February 1, 2016.
  • Lorri will schedule Social Room awning installation as soon as this is complete. Social Room railing is in fabrication, will be installed before January 31.
  • Mailbox light installation is complete; fans have been installed in pool awning.
  • Landscaping lighting under tree is complete and dock lights have been installed.
  • Additional dock railings at north and south end expected installation the week of January 25, Riverside Terrace: Board Meeting Transcript 2016.
  • Mr. Environmental elevator waterproofing is pending completion of railing installation. Don’s will install pump when waterproofing is complete.
  • Dan Creedon spoke to the supervisor from Railings Plus, they expect to start putting glass in the railings on the PH floor tomorrow.

Old Business:

  • None.

New Business:

  • Barbara Ellis asked about 40 year restoration, Pompano Beach has issued a new ruling about another inspection in 10 years. This is accurate, it is required by Broward County.
  • Lorri Hill forwarded an email to the board in regards to Unit 202. 202 is one of the very few units that did not do any work to their balcony. No tiles, no finishes. Decorative finish only. Association would be responsible for restoring it to the original finish. Board will look at the
    balcony then work out what to do.
  • Board had inquired about a new law in Pompano Beach that needed to be inspected prior to rental. Management has not been able to find anything about this.
  • Next meeting is January 21, 2016 at 4:00 P.M.
  • Annual Meeting is 2/9/2016 at 2:00 P.M.
  • Street work, garbage company cannot get into collect. Garbage room is full. Will call for garbage collection.
