Board Meeting Minutes

October 08, 2015

Certifying of Quorum & Call to Order:
At 4:04 PM on October 08, 2015, Dan Creedon called the meeting to order and roll was taken:
 
Present for the Board:

Absent for the Board:

  • None.

Also Present:

  • None.

Tom Cassidy and Sharon Dowling began to record the minutes.

Proof of Notice of Meeting: The notice of Board meeting was posted & emailed
on 8/25/2015.

Reading and Approval of Minutes: Motion made by Pierre Forget to waive the
reading of the 9/24/2015 minutes and approve. Seconded by Barbara Ellis. All in Favor: Dan Creedon, Pierre Forget, Barbara McCall, Tom Cassidy, Sharon Dowling, Barbara Ellis. All Opposed: None.
 

Officer Reports:

  • NEW RAILING AROUND SOCIAL ROOM PATIO: Dennis negotiating to have new railing built and installed.
  • LANDSCAPE ARCHITECT: Dennis met with the architect who has a great ideas for around pool which IS priority #1. Proposed using planking between the pavers and the sea wall and planting palm trees. One step up to the sea wall will be needed. Gary, who did our sea wall, is preparing a proposal using clips rather than screws for the planking. He plans on making a square up to the BBQ. Gary is also preparing a proposal to power wash the pavers, re-grout, and seal to enhance their look. Gary will also provide pricing for replacing the pavers for future reference. Gary will also purchase and install rope along seawall Dennis will bring plans to Board as soon as they are complete.
  • POOL AWNING FANS: Dennis checked out fans at Dan’s Fan’s for the pool awning. They have a nice outdoor fan with lighting that would work nicely. Cost would be about $200 each plus the cost of PLA to install.

Construction Updates:

  • SCREENING: #5 AND #6 Stacks completed, two units were not adequately prepared by Marks’s crew taking down wood and fixing holes. Need to identify units and have Restore fix.
  • PARKING CANOPY: Canvas to be replaced by Jones Awning by Oct 23rd.
  • FENCING & NO TRESSPASSING SIGNS: Lorri has someone to re-install North side fencing and build and install fence between Riverside and Aloha. Lori has acquired 4 No trespassing signs for installation on property.
  • COMCAST: Comcast is replacing all the cabling for the building and covering it with risers that has been painted to match the building. Tom Cassidy is working with Comcast and stacks #1 – #4 have been wired for Comcast. Sharon Dowling will help get workmen into units for stack #5. Discussed with Pierre that Tom will insure wires are run for satellite hook-up. The old cable wiring is being removed.
  • TILE: PH, 7, 6, 5 are done 4 and 3 to be completed Friday and #2 to be done on Saturday. Grouting will begin next week and the first phase of the tile installation will be complete.
  • Social Room hallway, wood doors to storage lockers and social room will require trimming.

    TDC will be WORKING SATURDAY’S AND EXTENDED DAYS TILL 5:00.PM TO COMPLETE TILE PHASE 1 BEFORE OTHERS GET HERE.

    A suggestion was made to use the scrap tile pieces to create a 2-3/4” border along the catwalk wall. TDC provide Tom Cassidy with pricing of $4500 to do the border. Barbara Ellis made a motion to install the tile border. Barbara McCall seconded. All in Favor: Dan Creedon, Pierre Forget, Dennis Rosenfeld, Barbara McCall, Tom Cassidy, Sharon Dowling, Barbara Ellis. All Opposed: None.

    TDC to be told by Tom to commence installing border.

New Business:

  • Owners have requested that the bushes at the end of the driveway be lowered. It is difficult to see when pulling onto Riverside Drive.
