July 30, 2015

At 4:02 PM on July 30, 2015, Dan Creedon called the meeting to order and roll was taken:

The notice of Board meeting was posted on 6/18/2015 by Royale Management.
Motion made by Barbara Ellis to waive the reading of the 7/16/2015 minutes and approve. Seconded by Pierre Forget. All in Favor: Dan Creedon, Pierre Forget, Dennis Rosenfeld, Barbara McCall, Tom Cassidy, Sharon Dowling, Barbara Ellis. All Opposed: None.

Lorri Hill advised that after installation of all rails, cleaning and touch up painting is to be completed prior to TRC inspection.

Construction Updates:
- The current railing system as designed and tested will not permit a ¾” tile application without causing a code violation. Restore has an appointment with the city this morning to walk the package thru. Were trying to work this last detail out as we’ve previously discussed.
- Tom Cassidy checking on Tile Installation lead time.
- Dryer Vents/Plaques completed
- West Elevation permit on site
- On 8/6/2015, the East Elevation permit was submitted to City of Pompano as amendment add on to West Elevation.
- East and West Elevations probably cannot be done simultaneously, due to need for swing stages for installation for both.
- Dennis Rosenfeld indicated board preference is to have rails installed prior to installation of the tiles.
- Tom Cassidy noted that on the installation of Thoroseal, it cannot be applied to painted surfaces. TRC will approve installation only on horizontal surface. Email from Scott O’Connor of TRC:
Regarding the east elevation catwalks at Riverside Terrace – flooring / waterproofing work. The original detail and several versions modified thereafter, by TRC, were designed to provide protection of the horizontal concrete slabs repaired during the restoration project. Part of the waterproofing details included Riverside Terrace: Board Meeting Minutes application up the vertical walls with a sealant radius cove at the junction of the wall and floor slab (structural level) and a termination on the bottom side of the horizontal slab at the drip edge. This kind of detail insures that water cannot enter into the building envelope either by the wall or at the slab edge. The situation described in your email whereby the contractor has already painted the vertical walls down to the floor elevation as well as the bottom and face of the horizontal slabs will prevent the installation of the waterproofing as originally intended. In our original scope of work, the stucco would have been removed up 4” from the floor, waterproofing applied and the stucco / stucco stop reinstalled. Since the stucco now has been painted on the vertical walls down to the floor slab there is no way to waterproof the wall at this point. This condition voids any potential warranty for waterproofing at the walls. By applying the Thoroseal waterproofing to the horizontal surface of the catwalks only, there will still be some benefit as any moisture that travels under the tile overlay will not be able to penetrate into the top of the horizontal slab, however, the face of the slab will be susceptible to chloride ion penetration, benefits to the slab edges will be limited at best. Regarding the face of the slabs (edges) there is some limited benefit applying paint to the face of the catwalk slab edges, however, paint will not stop chloride ion penetration and/or water. With regard to compatibility, TRC does not have any issue with the Thoroseal being applied to the horizontal surface of the structural slabs prior to tile flooring installation.
- Dock and Seawall installation is complete. Requested proposals to fill in area between pool deck and seawall temporarily with soil and sod.
Old Business:
- All repairs completed to 01 stack drywall
- Alladin will return after rails are installed to complete installation of light fixtures.
- We will continue to monitor the odor in elevator.
- A decision will have to be made regarding the entrance awning.
- Barbara McCall brought up considering not to reinstall the awning, Barbara Ellis noted that it was needed due to rain.
New Business:
- George is on vacation for 2 weeks through August 17th. ACT is providing temporary fill in staff.
