Certifying of Quorum & Call to Order
A quorum of 24 was present in person or by zoom, the Annual Meeting was called to order by Sharon Dowling, President, at 2:05 PM.

By proper motion by Sharon Dowling, seconded by Rik Shafer, the Annual Meeting minutes of last year were unanimously approved.
Financial Report
Sharon Dowling provided the financial breakdown as of December 2024 and answered questions from the members.
Officer Reports
Peter Tedone addressed the hurricane impact windows and doors and stated there will be an inventory of all windows and doors in the building to determine those that still need to be done. If all are completed there is a potential for $50,000 in insurance savings.
Year In Review February 2024 – January 2025
Year in Review was reported by Sharon Dowling.
Electrical
- Blue Water Electric onsite throughout the year for exit sign issues, stairway lights, sensor issues, etc.
- In December Blue Water Electric discovered an issue on the roof for the AC power for stack 6 and it was a large project to reroute the power through the building. Some repair was needed in a unit when access to the pipe for the wiring was required.
Landscaping
- The plants in the pots by pool were enhanced with more fake flowers due to the Iguana issue.
- Natural GreenScapes planted new bushes around the new generator in March and a few died in the fall and had to be replaced.
- Natural GreenScapes freshened up the landscape and replanted the flag pole area in December.
- The grass in the back will eventually need to be replaced due to the fungus it is infected with. Due to other more demanding issues, this project has been tabled since 2022.
- Top Irrigation onsite several times for sprinkler tests and repairs.
Pest Control
- Pest Relief continues to treat the common areas for bugs and rodents bi-monthly.
- Native Pest Management onsite to treat subterranean termites in May.
- Pest Depot fogged the elevator cab in May for termites.
- The Ficus along the Aloha side continues to decline. We are investigating the possibility of putting up a fence or replacing the plants. Either way, we need to communicate with The Aloha before proceeding.
Plumbing
- Paradise Plumbing, John the Plumber and Terrano Plumbing were onsite several times for building plumbing issues.
- John the Plumber replaced the pool pit hot water tank in November.
- Paradise Plumbing brought water to the catwalks and roof in January.
- Pipelining Technologies met with board members in January and will send a proposal to camera the main roof pipes and make a report that will identify the pipelining needed in proper order of need.
Roof
- Advanced Roofing onsite for annual maintenance in April and minor repairs were completed.
- Paul Bange Roofing was onsite in April for leaking skylights.
- Paul Bange Roofing was onsite in August for leaking skylights and one skylight was replaced.
- Advanced Roofing onsite in January to work with Bluewater Electric for the AC power issue for stack 6. They had to open the roof up and then close the area back up.
Pool
- The pool heater died on January 1st. Oasis Pool Repair installed a new Hayward gas pool heater that comes with a 3 year warranty.
Elevator
- TK Elevator onsite several times for elevator issues.
- Dan Cary, an elevator consultant, was hired to do a study on our elevator and the service being provided by TK Elevator. The report was not flattering to TK Elevator.
- The board had several zoom meetings with TK Elevator and Dan Cary in September.
- In September, TK Elevator performed maintenance identified in the consultant report.
- In October, we had 4 days in a row of elevator issues unrelated to the type of issues we usually had. Repairs were made.
- In November, TK Elevator was invited to join our board meeting for a discussion about the elevator and a question and answer session.
General
- Glass railings and lobby windows were cleaned several times by Fish Window Cleaning.
- The side windows are cleaned twice a year by Window Leaders. Cleanings were done in July and January.
- Genset onsite multiple times for sensor issues.
- Don Hillman installed the new generator in February.
- Bass United was onsite in February for the annual stack pipe inspection.
- Anthony Lock & Safe was onsite to replace the lock on the pool gate in March.
- Summit Fire & Safety onsite for annual extinguisher inspection in March.
- Paradise Plumbing replaced the elevator room AC in March.
- In April, Bill Todd, Marc Larochelle and Jeff Bartlett, worked to clean up the old generator room and make necessary repairs from the new generator installation. Many thanks for their efforts which saved the association a great deal of money.
- In June, unit 201 reported a water intrusion in the master bedroom that was caused by a crack on the building wall. L&J Property Maintenance repaired the issue.
- Genset onsite in August to perform the annual alarm inspection and in September to fix some deficiencies found during the inspection.
- L&J Property Maintenance was onsite for repairs of broken and loose catwalk tiles in November.
- A new Weber gas grill was purchased from Ace Hardware and it was installed by Grilltor in August.
- The commercial insurance on the condo building renewed in August with a 17% increase in premium. Due to the huge increase of commercial insurance, owners requested the insurance continue to be an assessment for 2024 for tax benefit purposes.
- We lost our excellent cleaner, Sandra, in June, and then we had several short term cleaners that didn’t work out. Our new cleaner, Manuel, is doing a good job.
- In September, owners voted to change the voting threshold from 75% to a majority.
- In October, unit 201 reported another water intrusion in the master bedroom that was caused by a loose and broken bolt from the car canopy that is attached to the building wall. L&J Property Maintenance repaired the issue.
- In October, the transfer switch for our new generator failed. The part was under warranty and was replaced by Don Hillman.
- In October, when we had a hurricane threat, Jeff Bartlett took care of securing the pool furniture. Thank you, Jeff.
- Ecolo Oder Control onsite for trash chute cleaning in October. A new trash chute door was installed on floor 5.
- In November, owners voted to change the building color to Sherwin Williams Amazing Gray.
- In November, owners voted to change the SIRS reserves to the pooling method.
- Bass United onsite to perform the annual sprinkler and fire pump backflow inspection in November.
- Paradise Plumbing onsite in November for the annual water backflow inspection.
- In November, Marie Comtois, Linda Robinson and Barbara McCall decorated the building for the holidays. Thank you.
- Wright Maintenance power washed the pool pavers and the seawall walkway in December.
- The state mandated SIRS Reserves Study was completed and filed with the state in December.
- In January, Diane and Marcel Brisson, Valerie and Glen Frost, and Chris Carlsten took down all the holiday decorations. Thank you.
- An order for new impact doors for the pool bathroom, and for the back storage area was placed in January.

It was reported six (6) unit owners had provided their intents to run and based on this there is no election, and all are appointed to the board.

Open Discussion
Discussion was held concerning the paint project and starting date. Everything is to be removed from the trash room, and bikes from the storage room. There is to be nothing stored or placed on the catwalk areas and all screens are to be removed from windows. If screens are left on and damaged during the painting project the Contractor and the Association will not be held liable.
Peter is removing the old rusty water hose reels and will replace them with plastic racks up front and at the car wash. We are looking at lighting again, as the fixtures were not installed correctly and are deteriorating. The number plates are in for the unit doors (black and white plaques) Temporary laminated numbers will be placed on the doors during the painting. The paint is Sherwin Williams brand with a 10 year warranty.
The elevator cab is due for replacement and pooled reserves may be used for this perhaps in the summer.
