Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:03pm on Zoom.

A quorum was established.
Proof of Notice of Meeting
It was confirmed by email to the owners.
By proper motion by Barbara Ellis, seconded by Peter Tedone the meeting minutes of August 21, 2023, were unanimously approved.
Management Report
Ms. Vandall was not able to provide a report as there was connectivity issues with zoom.
Financial Report
Anna reported the association operating account has $113,961 and reserves total $214,410_as of the end of August 2023.
Old Business
Sewer Pipe Lining Update
Sharon Dowling reported the pipe lining project is completed they are waiting for the final inspection by the city.
Generator Replacement
Sharon Dowling reported we are waiting on permitting.
Elevator DLM Work
Sharon Dowling reported that Nouveau Elevator had completed the installation of the state required door locks mechanism on the elevator.
Power Washing Pool Pavers
To be completed sometime after the end of October.
Painting Committee
The committee discussed the quotes received to date ranging in price from $70k to $174k, possible hurricane shutter removals needed; and selection of color choices to be presented, lighting and other items may be addressed at a later date depending on the final numbers for painting the building.
New Business
Fire Pump Room Flooding
Sharon Dowling reported that the sump pump in the fire pump room stopped working. Mike Wright set up a sump pump in the room temporarily and left it there until the electrician from Bluewater Electric could arrive and install the new pump and check out the electrical issue in the room that was causing issues.
Social Patio Issue
Sharon Dowling reported there is a problem with water leaking through the grout lines on the tiled patio and crystalizing below the floor in the electrical room. We are waiting for the recommended repair estimate from the contractor.
Trash Chute Cleaning and Repair
Sharon Dowling reported that Friday morning some repairs will be done to the chutes and notices will be posted. The guillotine needs to be replaced at $900 and will be done later.
One Way Entrance Signs for Garage
Sharon Dowling reported there was a request for signs to be placed in the garage. Enter on the North side, exit on the South side. Additionally, some are driving too fast in the garage and this needs to stop. Everyone was asked to think about the signage, and it will be discussed at the next meeting.
Front Sod Issues
Sharon Dowling reported trucks are damaging the sod by driving over it. Boulders at the corners, curbing, etc. Peter Tedone offered to survey other buildings and see what they have done.
Pool Rule Enforcement
Sharon Dowling reported there is a state regulation that glass is not allowed at the pool, place towels on chairs, keep feet off tables; stop entering the elevator dripping wet. The rules will be strictly enforced.
Open Forum
Discussion concerning locks on front doors and how the salt air keeps them from working well.
Adjournment
There being no further business to be brought before the board, by proper motion by Barbara Ellis, with a second offered by Sharon Dowling it was unanimously approved to adjourn the meeting at 5:50 PM.
