Board Meeting Minutes

August 21, 2023

Management Present

Bonita Vandall, LCAM, CMCA, AMS, CBA, PCAM from The Wright Community Management, LLC. was present.

A quorum was established.

Proof of Notice of Meeting

It was confirmed by email to the owners.

By proper motion by Barbara Ellis, seconded by Joe Dembek the meeting minutes of July 17, 2023, were unanimously approved.

Management Report

Ms. Vandall reported that Zak from Natural Greenscapes planned to install the new landscape work to repair the damage done by the pipe lining project Wednesday or Thursday. A pool inspection done by the Health Department flagged some issues and all issues were addressed timely by Crystal Pools. A new account liaison for Juda Eskew was assigned to our account and his name is Ted Rivera. Peter Mrozik is still our accountant. Kyle from Emerald Landscaping was asked on 8/18 to spray for weeds in planter beds.

Financial Report

Anna Enrico reported the association operating account has $125,726 and reserves total $208,946. Approximately $32,308 overbudget due to the pipelining project but will be reflected in the loan. Sharon Dowling reported the 2023 budget is in the black at $19,393./p>

Old Business

Sewer Pipe Lining Update

The pipe lining project is completed. They are waiting on the asphalt repair work to be completed before final signoff of permits and billing can occur. All County Asphalt & Paving is doing the repair work and the schedule will be discussed in the next meeting.

Pool Pit Rebuild

Sharon Dowling reported the pool pit rebuild is completed and opens much better after the rebuild. There is an exposed gas line that will have a box built around it with a lid.

Generator Replacement

Sharon Dowling reported they are still waiting for the transfer switch. The generator is in stock. Permits are in progress.

Building Painting Quotes

Sharon Dowling requested the Committee start researching color choices. A color change will require an affirmative vote of 75% of the members.

New Business

Schedule of Asphalt Repair and Sealing

The asphalt repair is scheduled for September 11, 2023. The sealcoating will be done on October 6, 2023 and the striping will be done on October 7, 2023. No traffic can be on the pavement during the process. The parking lot will be closed off Friday morning and will not reopen until late Saturday.

Elevator DLM Work

There will be a one day shutdown for the work. Nouveau Elevator is in the process of applying for permits and will send an invoice for 50% deposit.

Pool and Garage Canopies

Sharon Dowling is researching pricing for new canopies as they are starting to separate at the seams. It was noted that the garage awning color will depend on the building color. Quotes are being obtained for budgeting purposes.

Power Washing Pool Pavers

Sharon Dowling would like to get the pavers done mid October. Management will obtain quotes.

Open Forum

Discussion concerning insurance coverage and exclusions concerning pets to possibly lower the General Liability rate, new insurance quotes will be received very soon.

There being no further business to be brought before the board, by proper motion by Anna Enrico, with a second offered by Peter Tedone it was unanimously approved to adjourn the meeting at 5:51 PM.
