Board Meeting Minutes
May 22, 2023
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:03pm in the social room and on Zoom.

A quorum was established.
Proof of Notice of Meeting
It was confirmed by email to the owners and posted on the bulletin board.
By proper motion by Barbara Ellis, seconded by Mike Bisaha the meeting minutes of April 24, 2023, were unanimously approved.
Management Report
Ms. Vandall reported bids were received for subterranean termites to be discussed in the meeting and Nouveau Elevator is considering a buyout of the TKE Elevator contract.
Financial Report
Sharon reported the financials had not yet been received from the accountant Juda & Associates and there was no need to report old information at this meeting. She will continue to reach out to them for the reports.
Old Business
Sewer Pipe Lining Update
Sharon Dowling and Dennis Rosenfeld reported the following and answered questions from the members.
1. Restrictive parking June 5-23
2. No parking by a column in the garage
3. No parking in front of mailbox to past the north gate in the garage
4. No parking in the north parking lot
5. No parking in the south parking lot owner spot closest to the gate
6. Preliminary work June 5-9, 2023
7. Pipelining work June 12-23 Water will be off.
8. Building must be vacant June 12-23
Pool Area Hedge by Aloha
Several fence companies have been approached for pricing to install a fence with conflicting recommendations as to height. Zack from Natural Greenscapes will provide several options of natural fence buffers including tearing out of the old shrubs.
Pool Pit Rebuild
The pool pit rebuild is nearly completed with the pitch being much better.
Generator Replacement
Dennis Rosenfeld reported they are still waiting for the transfer switch. The generator is in stock. He is attempting to get them to schedule the generator installation in August while he is in town.
New Business
Building Painting Quotes
Sharon Dowling addressed the need for an additional Committee member as there are currently two people volunteering. Other items to be addressed at the time of painting are signage for the doors, light fixtures, rusted screws and hardware on the catwalks; stairwell doors; 2” aluminum awning diverter replacements to deflect rain; etc. It was additionally reported that the existing light fixtures may be stripped and repainted at $25 per fixture and this is being further investigated by Dennis.
Subterranean Termite Quotes
Sharon Dowling offered three (3) quotes to the board for their review and consideration. Mike Bisaha moved to contract with Native Pest Control for their termite baiting system, with a second offered by Anna Enrico, the motion passed unanimously.
APlus Concrete Restoration Repairs
Sharon Dowling reported the concrete repair was completed at unit 406 and the 4th floor catwalk ceiling. Dennis reported they will be returning to touch up the paint.
Open Forum
The board meetings will resume on the 3rd Monday of the month and will be held by zoom only until the building is reopened. The Elevator Door Lock Monitoring is postponed until the fall as it is not required to be done until December 2023.
Adjournment
There being no further business to be brought before the board, by proper motion by Barbara Ellis, with a second offered by Mike Bisaha it was unanimously approved to adjourn the meeting at 5:48 PM.
