Board Meeting Minutes

August 15, 2022

A quorum was established.
Bonita Vandall began to record the minutes.

Proof of Notice of Meeting
It was confirmed by email to the owners and posted on the bulletin board. There were 14 participants at the meeting by zoom.

By proper motion by Barbara Ellis, seconded by Dennis Rosenfeld the meeting minutes of June 20, 2022, unanimously approved.

Management Report

It was reported the elevator has been down six (6) times since June for various reasons related to adjustment of the car door, hanger roller and clutch, adjustment of hoist way door locks, replacement of bumpers. Three bids were received to sealcoat the asphalt with the project being postponed for a while to allow the asphalt time to cure. The elevator inspection report and violations have been corrected with Broward County being officially notified. The elevator sump pump float and alarm were replaced.

Financial Report

Anna Enrico reported there is $13,469 in the operating account and $210,934 in the reserves. Sharon Dowling advised the association is currently $16,000 over budget.

Old Business

40 Year+ Repair Contractor Update

Dennis Rosenfeld reported the engineer and A Plus contracting are designing the life safety plan and working towards permitting approval. Sharon advised the City had extended the completion of the project another 90 days, the City of Pompano Beach – Order of Continuance to October 19, 2022.

Pool Leak Repair

Sharon Dowling reported the leak detection company located the leak at the deep end of the pool towards the intercoastal. On 6/30 the repair was completed.

Pavement Sealing

We have received three bids to date. Once awarded the work will be done half and half to accommodate traffic and parking. We were advised to wait a while more before sealing, so this has been postponed until Spring.

Sewer Pipe Lining/Replacement

Dennis Rosenfeld will be meeting with another pipe lining company on Thursday at 9AM. We are attempting to obtain more competitive bids but have experienced difficulties in getting the vendors to visit the community.

New Business

Insurance Renewal Cost Increases

Michael Waskom reported on his conversations with Amanda Carvalho of John Galt Insurance and the association’s insurance renewal coming up on August 28. Explaining the Florida insurance market is a mess. Many insurance companies in Florida simply will not write the business or even a small portion. If not quoted by others, Citizens will cover us, but it will be extremely expensive. He is also reaching out to Lloyds to see if there is interest in quoting. Sharon Dowling discussed with the members the numbers that are currently coming in, and advised Amanda is working diligently to obtain better pricing. Lower deductibles do not necessarily reflect a large reduction in cost and do not justify lowering coverage. The board thanked Mr. Waskom for his assistance in researching insurance needs and costs.

Open Forum

Peter Tedone requested the driveway sealing be postponed until after Spring and requested further research on the relocation of the piping on the ceiling of the garage rather than underground in the middle of the garage. The new door arms have been installed and Michael Wright will be asked to wipe down the new door arms with WD40 on a monthly basis and management will advise the board of the cost to sand and paint the doors.
