Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:05pm on Zoom.

A quorum was established.
Bonita Vandall began to record the minutes.
Proof of Notice of Meeting
Proof of notice of the meeting was confirmed by email to the owners and posted on the bulletin board.
By proper motion by Mike Bisaha, seconded by Dennis Rosenfeld the meeting minutes from 3/21/22 and 4/18/22 were unanimously approved.
Management Report
It was reported the cellular phone lines were installed on the fire alarm system, there are insects in the elevator cab including rotting wood on the top of cab, further bids will be obtained as to necessary repairs or refurbishments, the plumbers video of the garage piping was provided to PRS and they will visit the property soon concerning possible pipe lining rather than pipe replacements, and bids to seal coat the asphalt and restripe the lines have been requested.
Financial Report
Anna Enrico reported that the operating account at the end of April had a balance of $64,157. April Financials were not available at the meeting.
Old Business
40 Year+ Repair Contractor Update
This matter is in a holding pattern as the pricing has changed from what was originally quoted. A meeting is scheduled for this Wednesday with the contractors that bid to further discuss.
Generator Survey Update
The survey had been completed and the stake in the ground is not the generator location but the elevation marker. The report is forthcoming.
Stairway Door Arm Replacement
Some of the parts are still on back order.
Stairway Door Painting Rust Spot Update
We are holding off on painting the doors until the arms are replaced. Mike Wright will be doing the painting at one or two doors a week.
Alarm Calling System Update
Genset has replaced the call out system with a new cellular system. This fixes the issue of the alarm going off in the lobby frequently.
Camera Run on Roof Drains Update
Paradise Plumbing did a camera run on the roof drains and debris and roots were observed. It was recommended the drains be jetted. Roof drains to the intracoastal and are vulnerable to tides and wave patterns.
Resurface of N Garage Entry and Grate Update
Peter Tedone reported calls have been made to the contractor for repairs. When they return to do so, the North side will be closed off all traffic for one week to set. New grates have still not been delivered.
New Business
Irrigation System Malice
Sharon Dowling reported that someone turned off the irrigation at the back of the building. The grass was dying and is now recovering since the irrigation is back on. No one is to touch the irrigation devices.
Pool Heater Malice
Sharon Dowling reported that someone had messed with heater setup and everything had been changed to celsius and the heater was not working. The pool heater had to be reconfigured. No one is to touch the pool heater settings.
Lobby A/C Malice
Sharon Dowling reported that someone had turned off the lobby A/C. No one is to touch the A/C settings.
Pool Leak Issue
The past two months have shown the pool leak is increasing. A leak detection company is coming out to investigate and advise. It may be in the gutters.
Pool Resurfacing
The filters are filling up with pool debris. The pool was resurfaced last in 2017 and the surfacing is breaking up.
Open Forum
The elevator is showing signs of insect infestation and the wood frame hatch is wood, rotted and in disrepair. The elevator company proposes a new box to be replaced at $29,000. We are requesting bids from other elevator companies as we are coming up on the 90-day inspection deadline. The trash rooms will be cleaned out of bikes and miscellaneous items that were not identified. Notice was provided to all unit owners to do so. It was reported the pool inlet by the stairs is not working on the left-hand side.
