Board Meeting Minutes

March 21, 2022

Bonita Vandall began to record the minutes.

Proof of Notice of Meeting
Proof of notice of the meeting was confirmed by email to the owners and posted on the bulletin board.

The Meeting Minutes from previous meeting will be addressed at a future meeting.

Management Report

Bonita Vandall presented the Manager’s Report. The audit is in the last stages of being completed. All supporting documentation has been sent to the auditor as requested. An updated Reserve Study was discussed with no board action taken.

Financial Report

Anna Enrico presented a summary of the Financial Report observed online as there was no February statement received yet. The operating cash is at $57,218.00.

Old Business

5 Year Elevator Inspection

Sharon Dowling asked management to verify that all the repairs needed for the 5 year inspection had been completed. Sharon Dowling reported that the fire extinguishers had been serviced.

Pool Bathroom / Storage Room Roof

A new flat roof was installed over the pool bathroom. It was originally slated to be a repair but needed to be totally replaced.

New Business

Sewer Pipe Backup Stack 1

The sewer back up from the stack 1 master bathroom was cleared but the camera footage showed a crack. Sharon Dowling will get the video from Paradise Plumbing to see if using pipe lining for the repair is possible. Suggestions were made to consider putting the pipes along the garage ceiling rather than dig up the concrete for a pipe replacement repair. The price quoted for the pipe replacement leaving the plumbing in place is in excess of $11,000.

Car Wash Gate Issue

Owners reported that the car wash gate was not locking correctly. Anthony Lock & Safe checked the lock and found that the gate was not aligning properly, causing the lock not to latch easily. Emerald Landscaping has been informed to make sure the gate is locked in place after they do the weekly landscape maintenance. Bikes stored near that gate must be moved in order for the gate to open properly. A notification will be sent to the bike owners to remove them from the car wash area.

Florida Insurance – Association vs Owner

Sharon Dowling reported on the recent water leaks experienced in the building and explained the association vs unit owner’s responsibility concerning damages. The association is responsible to replace damaged drywall and anything else in the unit is the unit owner’s responsibility.

Stack Water Issues

On March 16th, a bathroom sink was left running in the guest bathroom causing water damage to all units in stack 5. On March 18th, a bathroom sink was left running in the master bathroom causing water damage to all units in stack 4. Sharon Dowling called Joe Taylor Restoration for both events and inspections were made of all units. Fans and dehumidifiers were installed for 3-5 days to dry out the units. We ask all owners to be careful and make sure no running water is left unattended.

Parking Issues

Guest parking spots are for guests, not owners. Owner parking spots are for owners, not guests. If you have a guest or a contractor onsite, and guest parking is full, they should be directed to park at the paid parking lot at the Catholic church down Riverside. No parking in the grass is allowed. No parking in front of the fire department water access is allowed and these areas are clearly marked.

Stairway Door Closure Arms

Sharon advised the board that all 14 catwalk stair doors require new closers and had obtained a quote to replace them. By proper motion by Peter Tedone, seconded by Barbara Ellis it was unanimously approved to replace the closers arms quoted at $1,795.00.

Adjournment

With no more business to discuss, a motion was made by Barbara Ellis to adjourn. A second was offered by Peter Tedone and carried unanimously. The meeting was adjourned at 6:01pm.

Management Directives

  • Contact ThyssenKrup concerning the elevator doors being squeaky and the slight delay in door closing and then a fast thump
  • The Generator bids were discussed. We will obtain additional bids as those received to date were too far apart in pricing and detail. Dennis Rosenfeld will be asked to participate in the generator bidding process.
  • Contact PRS Piping for a pipe reline quote near the West side of garage entrance. Paradise Plumbing used a camera in the line and located a crack some 19’ in.
  • Rusted stairwell doors and hydraulic closers and arms were discussed. Sharon will look into Sherwin Williams paint for the doors and the board will consider NextGen Management to paint the doors.
