April 18, 2022
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:01pm on Zoom.

Bonita Vandall began to record the minutes.
Proof of Notice of Meeting
Proof of notice of the meeting was confirmed by email to the owners and posted on the bulletin board.
The Meeting Minutes from previous meeting will be addressed at a future meeting.
Insurance
Sharon Dowling corrected information from the March Board Meeting. The association is also responsible for the cost of drying out the units from the March water events.
Amanda Carvalho of John Galt Insurance presented Florida Insurance – Association vs Unit Owner responsibility with a question and answer session.
Financial Report
Anna Enrico presented a summary of the Financial Report indicating there is $30,157 in operating, $220,525 in reserves and the budget for the month is over by $3,000.
Old Business
Generator Quotes
Dennis Rosenfeld reported that bids were obtained in the last five years. Based on new code requirements the generator would need to be placed outside behind the pool bathroom area. Natural Gas will be used. Dennis met with Don Hillman and felt comfortable with their proposal and knowledge. The proposal is $43,300 for a Koehler Brand generator and is expected to take an additional 10-15% in extra costs for code upgrades and permits for a total of $50,000. The transfer switch can be placed in the old generator room. It will take 11 months to a year for the generator to be installed, even if signed today. By proper motion by Peter Tedone, seconded by Mike Bisaha it was unanimously approved to contract with Don Hillman as proposed for the generator replacement.
Generator Survey for Placement and Pad Height
The generator quotes were further discussed. Dennis Rosenfeld will follow up on placement and pad height requirements (the need for a survey of how high the pad will need to be placed).
Sewer Pipe Repair Stack 1
Sharon Dowling advised that if the crack in the pipe is repaired or pipe replaced the cost to do so is estimated to be $11,195 to dig it up. Once the video is received from the plumber the footage will be sent to PRS to provide an estimate to line the pipe.
40 Year+ Repair Contractor Quotes
Peter Tedone reported 3 bids had been obtained from three reputable contractors for the 40-year repairs with pricing of $15,000, $45,000 and $20,000. By proper motion by Peter Tedone, seconded by Mike Bisaha it was unanimously approved to contract with Sharp Contractors as proposed at approximately $20,000. Start date is expected to be May 9, 2022, depending on permits and further discussions with the board in relation to the scaffolding needed.
Stairwell Doors
Sharon Dowling reported the stairwell doors, particularly on the 7th floor are damaged, beat up, scratched and rusting. Members were asked to be more careful when using the doors. The new arms for the doors were ordered. Our Maintenance guy Mike will be asked to prep the doors by removing the rust and painting them. The project can be done with a door a week or so as time allows.
New Business
Alarm Phone Issue
Sharon Dowling discussed the issue with the two land lines to the fire alarm panel and the constant issues we are experiencing. We need to drop the two phone lines and go to cellular. By proper motion by Dennis Rosenfeld, seconded by Peter Tedone it was unanimously approved to proceed with cellular phones and monitoring.
Rainwater Backup from torrential rains Floor 2
Sharon Dowling reported rainwater had backed up into unit 203. Drip curbs were needed in a few units and Peter Tedone will contact those owners affected. It is not roof related. The backflow valve in 203 may have failed. Drainpipes with back flow lines could be failing. Vent stacks restrict the air flow by 50%, Peter will confirm with the plumber. We are waiting for a report from the unit owner first before going forward.

North Garage Entrance Paving
Peter Tedone reported the new asphalt was a bad batch in the North Garage entrance area and will be milled up and reinstalled. The north side of the garage will be blocked off for usage for a month period following the repair to allow the asphalt to set.
Catwalk Trash Room Cleanup
Sharon Dowling stated an email will be sent to the members to clean the trash room out of their personal storage. There are unidentified bicycles that need to be marked or they will be removed.
A/C units on Roof
Sharon Dowling reported that roofing screws were left on the roof and they can puncture and damage the roofing materials. All unit a/c’s are to be marked to the units including the power hookups.
Contractor Sign In and Notices
A contractor sign in and out book is in the 2nd floor trash room and is rarely used. Please have contractors sign in and out and put a contractor / delivery notice on the bulletin board in the garage when you have outside contractor or delivery people in the building.
Open Forum
Stair door was left open and may not be latching properly, turning the wheels sharply on a vehicle tears up the asphalt, referral needed for house watching other than Movix.
Adjournment
With no more business to discuss, a motion was made by Sharon Dowling to adjourn. A second was offered by Mike Bisaha and carried unanimously. The meeting was adjourned at 6:38pm.
Management Directives
- Send approved agreement to Sharp Contractors.
- PRS to provide estimate to line the pipes based no video
- Cellular phones and monitoring setup so land lines can be cancelled.
- Referral of home watch for a member requesting it.
