Board Meeting Minutes
April 19, 2021
Certifying of Quorum & Call to Order
Meeting called to order by Sharon Dowling at 5:03pm on Zoom.

A quorum was established.

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on April 16, 2021.
Reading and Approval of the Previous Meeting Minutes
Motion made to approve and waive the reading of the previous minutes was made by Barbara Ellis and it was seconded by Mike Bisaha . Motion passed unanimously.
Management Report
NextGen Management, LLC reported receiving nearly all records from the previous management company and are currently working on seeking competitive bids for the service of the generator (currently under contract with Don Hillman, Inc.).
Financial Report
Anna Enrico provided the Financial Report as of the end of March 31st, 2021; $76,792 in Popular Community Bank Operating Account and $238,995 in Popular Community Bank Reserves.
Old Business
Thyssenkrupp Elevator Service Renewal
Sharon Dowling notified those present that the Association renewed their elevator service agreement with Thyssenkrupp and are locked in for another five (5) years. Thyssenkrupp lowered the quarterly fee and forgave an $850 service invoice from last November of signing up for 5 years.
Paving Project Update
Peter Tedone gave an update that we are waiting on the drawings from MA Construction.
Sewer Pipe Replacement Update
Paradise Plumbing has completed the permit process. The pipe replacement will be scheduled once we have a date for the start of the paving project. The pipe will be replaced before the paving starts.
Camera Installation Update
Worthington is still waiting on permit approval.
Medco Lock Change Update
Anthony Lock & Safe has ordered the parts and once they come in they will do the installation. Parts are ordered for the pool gates and the social room door.
New Business
Sewer Backup Issue
Again this year, we have issues with paper towels, wipes, and kleenex being flushed down the toilet. This has again caused sewage backup on the south side of the garage. Owners, do not flush paper towels, wipes of any kind, or kleenex down the toilets. Wipes that state they are disposable and flushable cannot be flushed down the toilet. The only thing that can be flushed down the toilet is toilet paper! The association has incurred extra plumbing bills to the tune of $2500+ for this issue so far this year. Make sure you and your guests abide by the rule.
Adjournment
Motion to adjourn the meeting was made by Barbara Ellis and it was seconded by Peter Tedone. Motion was passed unanimously. The meeting adjourned at 5:14pm.
Management Directives:
- Seek competitive agreements for the service of the generator
- Send email blast to membership regarding sewer backups, instructing them that not to dispose of anything other than toilet paper (no “flushable” wipes). This email will request a response from every unit, stating they have read the email and will abide by this directive
- Reach out to contractors to resolve SW corner pool area
