January 18, 2021

Meeting called to order by Sharon Dowling at 5:02pm on Zoom.

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on January 15, 2021.
Reading and Approval of the Previous Meeting Minutes
Motion made to approve and waive the reading of the previous minutes made by Peter Tedone. Motion was seconded by Barbara Ellis. Motion passed unanimously.
Financial Report
Anna Enrico reported from the November Financials. At the end of November we had $74,110 in our operating account and we had $233,600 in our reserves account.
Paving Project Update
The paving project is being planned for this spring. Peter Tedone will meet with all contractors involved and get documents prepared so that the board can vote on signing the contracts soon. It is expected to take 2-3 months for permitting. Sharon Dowling met with Natural GreenScapes LLC and they recommend making the planting area slightly larger around the palm trees in the parking lot and eliminate the pavers all together. They also recommend using a product to either kill the palm roots or force them down into the ground instead of outward.
Old Business
506 Screen Replacement
Kolvary Management & Consulting brought in a lift to repair the torn patio screen for unit 506. The unit started with a small tear on 2016 that expanded due to storms and high winds.
Storage Room Doors
The quotes for replacing the storage room doors are too expensive at this time. The board will address this issue at a later time.
Trash Violations
Many violations of the trash rules have been observed. In the future, owners risk being fined if the rules are violated. Reminder, nothing can be put outside of the trash dumpster, all boxes must be broken down and flattened, no food items are to be thrown in the dumpster, and if the dumpster is full, hold your trash until the dumpster is emptied. Trash pickup days are Monday, Thursday and Saturday. Plan accordingly.
Lobby Entrance Restrictions
Owners are not to allow entry through the front lobby door for deliveries, service personnel, moving companies, or outside contractors. Make sure tell these people that the garage entry is to be used. If you get a call from the call box, verify where the person is before allowing access.
Elevator Pads & Floor Covering
Owners are responsible for making sure the elevator pads and the two floor coverings are in place for large deliveries, moving large items, outside contractors, etc. These items are located on floor 2 in the trash room.
Card Tables and Chairs Replacement
The old card tables and folding chairs were removed by a Junk company. The new card tables are next to the refrigerator in the social room and the new chairs are located on floor 2 in the trash room.
Social Room Refresh
Sharon Dowling, Anna Enrico and Jane Broderick will meet on January 19th to recover the chairs in the social room with the fabric the committee decided on.
New Business
Cameras for Parking Lot and Garage
There was an incident in December when a trespasser on the property got into an altercation with some of the owners when asked to leave. One owner was verbally accosted and another owner was punched in the face. Police were called and the first question they ask was “do you have cameras?”. A year ago, Terrano Plumbing was here replacing the social room faucet and their truck was broken into at 2:00pm and over $5,000 work of equipment was stolen. Another owner had damage done to his car when hub caps were stolen. An owner found someone hiding in the area of the garage leading into the lobby. We had someone break into the lobby door to gain entrance and attempted to get into a unit on the 6th floor. There could be more events that the board is unaware of. It is time for the owners to consider adding cameras to Riverside Terrace which would be an improvement.
Sharon Dowling spoke with Worthington Security, our fob company, about cameras. Worthington is offering a rental option for cameras that is perfect for the needs of Riverside Terrace. The expense is low and the equipment is maintained by Worthington. Upfront cost is approximately $450 for installation and approximately $89 per month.
A motion was made by Peter Tedone to put the installation of cameras out for an owner vote. Barbara Ellis seconded the motion. The motion passed unanimously.
Sharon Dowling will prepare an email with all of the information to owners early February once more information is collected from Worthington. The owners will respond YES or NO the email which will act as the proxy for each unit. A YES vote of 75% of the owners is needed to pass.
Proposal for Pool Area Landscaping
During the meeting with Natural GreenScapes LLC about the parking lot, Sharon Dowling asked for a quote to freshen up and enhance the area by the pool canopy. The quote received was for $1344. However the quote included mulch and it needs to change to light river rock which will cost more.
Barbara Ellis made a motion to accept the proposal with the cost increase for stone. Peter Tedone seconded. Motion massed unanimously.
Open Forum
Peter Tedone asked about a recent notice we received that requires us to cap off a pipe that the city found during a smoke test. Paradise Plumbing sent a proposal to complete the work at a cost of approximately $1,000 which has been signed and Sharon Dowling is waiting to hear when the work will be scheduled. This work will require a portion of the garage floor to be removed. Sharon Dowling will coordinate with owners whose car will need to be relocated during the repair. The notice is dated December 29, 2020 and we have 30 days to comply.
Sharon Dowling mentioned that it has been impossible to get Comcast out here to check the equipment box on the ground in the car wash area. If it is not active, it needs to be removed and if it is active, the top needs replaced. Alan Bercovitz volunteered to take over contacting Comcast. Sharon will get all the information together and email it to Alan.
Nancy Bercovitz brought up that not all air conditioners on the roof are marked. Over the years the markings can fade. Owners, as you have your A/C units serviced, ask the technician to mark your unit number on your A/C unit if it is missing. Nancy also found out during her recent new A/C installation that the fuse box near each A/C unit may not belong to your A/C unit. The fuse boxes should also be marked by the technician during a service call if it is not already marked.

Motion to adjourn the meeting was made by Barbara Ellis. Motion was seconded by Peter Tedone. Motion was passed unanimously. The meeting adjourned at 5:43pm.
