Board Meeting Minutes

November 16, 2020

Certifying of Quorum & Call to Order

Meeting called to order by Sharon Dowling at 5:40pm on Zoom.

Proof of Notice of Meeting
The notice of the board meeting was posted and emailed on November 12, 2020.

Reading and Approval of the Previous Meeting Minutes
Motion made to waive the reading of the previous minutes made by Barbara Ellis. Motion was seconded by Dan Creedon. Motion passed unanimously.

Old Business

Paving Project
Paving project is being planned for the spring. Peter Tedone will begin to move the project forward in the new year. Landscaping companies are hesitant to quote until the paving is completed. Pavers still seem to be the best option for around the palm trees but we will continue to explore options.

Handyman Projects and Maintenance
Marc from JK has not shown up to complete painting the social room door and to fix the lobby wall. Sharon Dowling requested that Rick Goldfarb move forward with another option for these tasks.

Storage Room Doors
The owner of the company that quoted replacing the storage room doors is in seriously bad health so that quote is most likely not viable. The board will request new quotes from other sources but for now this project is on a temporary hold.

Social Room Updates
Sharon Dowling, Lydia Tedone, Pam Kirkpatrick and Stacy Bartlett have been working on fabric selection for the chairs, paint colors, pictures, and table coverings. This is a continuing work in process. Sharon Dowling asked Jane Broderick to assist the with chair coverings.

Water Connection on Catwalks
The board has decided not pursue this project because it will affect the look of the building. Peter Tedone suggested we look into 0G Nylon hoses that can be carefully positioned on the catwalks for occasional needs to clean the catwalk areas.

Pool Paver Cleaning & Sealing
All About Pressure Cleaning & Sealing will clean the pool pavers and the sea wall walkway on Wednesday, November 18th. The sealant requires 24 hours to dry. The pool will be closed on Wednesday afternoon and will reopen on Friday morning, November 20th.

New Business

Janitorial Services
The board has informed Crescent Cleaning that Victor needs to step up his game or we will request a new cleaner. Owners have reported seeing him in his car during work hours and in general his cleaning is not what it used to be. If Crescent Cleaning is unable to address this issue, the board may look into other cleaning companies.

Jetting Request
Unit 203 has had a problem with the stack pipe backing up into his kitchen sink and dishwasher. A clog in the stack pipe was found in January and it was cleaned out and the stack pipe was reworked at the lower level. In October it happened again and the stack pipe was snaked but nothing was found. The owner has requested consideration of having the pipe jetted. Terrano Plumbing schooled the board over the years that it is unwise to begin jetting old pipes that have not been routinely jetted because it may actually cause damage. The board wants to instead investigate the actual plumbing of 203 into the stack pipe to see if the problem can be corrected.

Open Forum
On Saturday, November 14th, a hot water tank let go causing issues for the owner and the unit below. It was suggested that hot water tanks be replaced every 8 to 10 years to help avoid this issue in the future. The board will be updating the Rules & Regulations making this a requirement and the board is also considering having all water heaters inspected for age every 3 years or so. Perhaps if several tanks need replaced at any given time, we could negotiate better pricing.

On Sunday, November 15th, and today, the elevator went out of service. Thyssenkrupp was called in on Sunday but when the technician arrived the elevator had started working again. Monday the elevator went out of service again and this time the doors stayed open on the ground floor. Thyssenkrupp was again called and the technician found that door bumpers on the side had been knocked off. This could happen from heat or if the bumpers were brushed up against and dislodged. Please be careful of these bumpers when using the elevator.

During Tropical Storm Eta, the building fire alarm was triggered by the 5th floor fire pull when the wind and rain combination managed to get inside the device and trigger the alarm. The fire department showed up promptly and turned off the alarm and investigated. Apparently, this is a common issue during storms like this. On Sunday, November 15th, the alarm panel showed an issue on the 8th floor north side. Genset has been called to fix the issue.
