Annual Meeting Minutes
February 12, 2019
Certifying of Quorum & Call to Order
The meeting was called to order at 2:05pm by Sharon Dowling. A quorum of the association was established with 25 members being present.
Proof of Notice was posted on the property and sent to the entire membership.

Reading of the previous annual minutes was read by Barbara Ellis. Motion
made by Sharon Dowling to accept the minutes. Motion seconded by Dan Creedon. Motion passed.
Financial Report

Year End Report
The year end report (enclosed in package) was read by Sharon Dowling.
Building Entry
- A FOB System was installed for front door and elevator access. The Medco key remains in use for the side stair doors and the roof doors. Soon the key entry on the front door will be removed.
- The fire door replacement completed in February.
Electrical
- Catwalk lights and front door lights were replaced by the manufacturer do to a product defect and they were installed. Thanks to Anna Enrico for doing the work to get these lights replace.
- New stairwell LED lights were purchased and installed
- The lights in the corridor to the social room and storage units are always now on for safety reasons.
- Lights were added around pool canopy and we added an electrical connection to the switch to turn them on.
- Blue Water Electric and Karim Electrical were added as electrical contractors.
Fencing
- The garage fencing was fixed and painted. New gates were installed. The pool gate is no longer locked, and it opens into the garage due to code.
Social Room
- Social room window coverings were updated with panel screens.
- The social room cabinets were moved together to close the space left by the stove removal. A butcher block top was added to make the space more cohesive.
- Issues with the Social Room A/C were dealt with that caused damage to the restroom.
Elevator
- The elevator interior and the outer lobby door were remodeled.
Landscaping
- Hedges were replaced that had been damaged by the 2017 hurricane.
- Plantings are replaced as necessary when they die
Pest Control
- The pool bathroom/storage room building, all trash rooms, all doors in the social room corridor and all unit doors were treated for termites.
Pool Area
- The pool area pavers were expanded and repaired to give better accessibility to the pool area and to the pool bathroom.
- A French drain was installed to eliminate the puddle at the pool gate.
- The pool pavers were power washed and sealed.
- The pool was re-grouted, and some pool equipment repairs were done as needed.
- The new pool furniture and chairs for the seawall were purchased and put out late October. Four new planters were added with some iguana resistant plants.
- The grill was serviced, and timer replaced.
- We changed our pool service from Advanced Pools to Crystal Pools.
Plumbing
- During the summer, a leak was discovered in the 2 stack that was caused by a 3-foot crack at level 6. The entire kitchen drain cast iron pipe was replaced in all stack 2 units and all dry wall repaired.
- A leak was discovered in the 1 stack for the guest room shower pipe mid-November. The repair was scheduled for January 2019 to avoid tearing up units during the holiday season. Unit owners were requested not to use the guest shower until the repair was completed.
- We added Terrano Plumbing and Remodeling as a building plumbing contractor.
General Repair and Maintenance
- Restore fixed some painting issues remaining on the building while still under warranty.
- A leak was discovered in May in stack 2. A unit air conditioner causing flooding in that unit and in the unit below. ServPro was called in to take care of the water problem. Drywall repair that the association was liable for was completed. An insurance claim was submitted to help cover this cost.
- Repairs were made to the pool bathroom/storage room building that had been caused by termite damage.
- The maintenance plan on our new roof was initiated.
- Miscellaneous painting continued throughout the year.
- The lobby furniture purchase is on a Haverty Furniture account and payments were made monthly towards the purchase at no interest.
- The air conditioning condensation lines had an annual flushing.
- A fire valve problem on the roof was corrected.
Management
- TMG Management was fired as of June 30th and at the advice of our attorney the accounting and the building management was split between two firms. Effective July 1, JK Property Management handles the building issues and Juda Eskew & Associates, P.A., handles the financial issues.
Motion to accept the year end report made by Bob Cake. Motion was seconded by Sharon Dowling. Motion passed.

Security camera’s in the garage will be looked at in the future.
There were only 6 members who placed their names in to be candidates to run for the board of directors for Riverside Terrace. They are as follows:
Dan Creedon, Sharon Dowling, Barbara Ellis, Anna Enrico, Peter Tedone, and Rik Shafer. A seventh board member will be nominated and added.
The board will be looking into replacing the unit numbers on the property with different materials, like porcelain.
When doing a plumbing job please contact management or a board member so they could inspect the pipes. (procedural)
New parking rules will be put into action soon. The format will be set up by the board and management.
Between Dec 15- April 15 residents cannot use visitor spaces.
The board requested bids for the cleaning of the side windows to be done every quarter.
The seventh-floor exit lights need to be looked at.
The board will be looking for an area on property to store bikes.
Please do not leave personal items outside if you are leaving for the season.
To all, please do not hold the elevator door open, there is an override system and the elevator will turn itself off. Please use the button on the panel to keep the door open.
