Certifying of Quorum & Call to Order:
At 4:14 PM on Decedmber 03 2015, Dan Creedon called the meeting to order and roll was taken:

Absent for the Board:

• None.

Also Present:

• Lorri Hill – Royal Management

Lorri Hill began to record the minutes.

Proof of Notice of Meeting: The notice of Board meeting was posted & emailed
on 8/25/2015.

Officer Reports:

• Tom Cassidy reports that TDC needs to rent another machine to prep the surface for installation of tile on social room patio.
• Dennis Rosenfeld met with Advanced Roofing, Tom is following up. Kudos to Bill Todd for his assistance and help. Met with Mr. Environmental & Don’s Plumbing. Mr. Environmental is scheduled for 12/09/15. Alumna Pro completed measurements on deck.

Construction Updates:

• Railing material delivery is expected 12/07/15, installation to begin week of 12/07/15.
• Glass is anticipated to begin installation 12/14/15.

Old Business:

• Follow up with Comcast about bundling internet & cable.
• Finish is falling off of stacks 1-2-3-4
• Peeling paint on elevator shaft

New Business:

• Set up a meeting with Susan Meili & Margaret with Steve Biggar, regarding landscaping.
• Pool awning plates are sufficient-Pavers will be trimmed to accommodate plates.
• Barbara McCall reports that we are operating over budget due to the seawall & tile installation. Also went over unpaid assessments.
• Pierre Forget reports that the renters from 702 are expected in early January.
• The regular meeting on 12/17/15 will take place as usual, the 12/31/15 meeting is cancelled and the next meeting will be 01/07/2016, new notice will be posted.
