Certifying of Quorum & Call to Order:
At 4:05 PM on May 07, 2015, Dan Creedon called the meeting to order and roll was taken:

• Lorri Hill, Royale Management

Lorri Hill, Royale Management, began to record the minutes.

The notice of Recurring Board meeting was posted on 11/12/2014 by Royale Management.

Motion made by Sharon Dowling to waive the reading of the 4/23/2015 minutes and approve. Seconded by Tom Cassidy. All in Favor: Dan Creedon, Dennis Rosenfeld, Sharon Dowling, Tom Cassidy. All Opposed: None.
 

Officer Reports:

• Discussion about Elevator odor. There is water in the pit. The sump pump is pumping out water, but there is still some water that sits around the pump, and it creates a stagnant odor. Waterproofing quotes are being gathered by management.

Construction Updates:

• Motion made by Dennis Rosenfeld to approve TDC to complete the tile and waterproofing with Thoraseal. Seconded by Sharon Dowling. All in Favor: Dan Creedon, Dennis Rosenfeld, Sharon Dowling, Tom Cassidy. All Opposed: None.
• Received shop drawings for west elevation screen enclosures. Issues:
       1. Expected posts to be 2-3 inches but they are 5 inches.
       2. Measurements to center 45” 90” 45”, uprights will be off approximately 2”.
  Dennis Rosenfeld recommends holding off on approval of fabrication until field measurements can be obtained to see if the posts will line up with 4 panel sliding glass doors. (Barb Ellis joins meeting 4:16PM)
• Scheduled to be out of paint by 5/12/15
• Fabrication/Assembly by 5/18/15
• East Elevation is laid out
• West enclosure will lay out unit 301, then Dan will approve.
